NEW DURHAM COUNCIL HOUSES FOR A GENERATION
19 July 2010

Durham is benefiting from a significant increase in council homes, with the first major development of council properties in nearly 30 years.

Responsible for delivering the scheme is the public/private partnership the Durham Villages Regeneration Company – a joint venture between Durham County Council and Keepmoat Homes.

The new homes, which are being constructed at four sites across the county, will all meet the government’s Code 4 environmental standards, giving the properties some of the greenest credentials in the region.

This will include the latest condensing boilers, high levels of insulation, double glazing, low energy appliances, solar water heating and rainwater harvesting – resulting in cheaper energy bills for residents and reduced CO2 emissions.

Picture: (left to right) Chairman of Durham County Council, Cllr. Mac Williams JP, Cllr. Clive Robson portfolio holder for housing at Durham County Council and Richard Bass, Regional Managing Director of Keepmoat Homes North East.

Keepmoat Homes North East is carrying out the building work at Robson Crescent in Bowburn, Wayside in Croxdale, Coalford Lane in High Pittington and Colliery Lane in Bearpark. When completed, the sites will offer 28 new properties which will be handed to the council for rent as social housing.

Cllr Clive Robson, the council’s portfolio holder for housing, is full of praise for the new developments.

He said: “Recent economic challenges have placed a huge strain on the housing sector, with the demand for low cost housing rising. Durham County Council has once again partnered with Keepmoat Homes to address this need.”

DVRC has already delivered a £100m housing led regeneration programme with almost 1,000 homes being built in villages around the historic city – 25% for rent or shared ownership through local housing associations and 75% sold at competitive prices.

Profits from sales have been ploughed back into community initiatives with £20m having so far been invested in projects – many of which identified as the priorities of local people.

These new council houses are part of DVRC’s commitment to provide 100% affordable housing.

Richard Bass, A DVRC board member and Managing Director with Keepmoat Homes North East, said: “It is a real honour to be developing new homes in the area, as it is the first time councils have been in a position to build social housing for a generation. These new homes are of the highest of standards and will provide opportunities for local people to rent a new, purpose built home.”

To ensure that local people can access these homes, Durham County Council and Durham City Homes are introducing a Local Lettings Policy on each of the four sites. The Local Lettings Policy will be based on local connection, with preference given to applicants who reside or work in the area and/or are receiving or providing support to family who live in the locality.

Cllr Clive Robson added: “The Local Lettings Policy is key to all four sites, helping local people to remain in the area and those with local connections return to the community. We hope that this will help to create sustainable neighbourhoods which can be enjoyed by future generations.”

The properties will be advertised through Durham Key Options. All applicants who are registered on the Durham Key Options scheme will be able to express an interest. Full details of the four Local Lettings Policies will be published on the Durham Key Options website.

The forecasted completion dates for the developments are as follows: Robson Crescent, Bowburn, November 2010; Coalford Lane, High Pittington, December 2010; Wayside, Croxdale, February 2011; Colliery Lane, Bearpark, March 2011.

DERWENTSIDE HOMES' TENANTS INVITED TO HAVE THEIR SAY
19 July 2010

Derwentside Homes
Derwentside Homes is inviting all tenants to this year’s annual conference which focuses on ‘Raising Standards, Improving Lives’.

The free event will take place on Wednesday, July 21 at the Lamplights Arts Theatre in Stanley and tenants can ‘drop-in’ anytime between 1.00pm and 7.00pm.

The conference is expected to attract hundreds of tenants and experts will be on hand to offer top tips and guidance about DIY, health & safety and how to apply for a home. There will also be a demonstration of assembling flat pack furniture – a new service which is offered by Derwentside Homes.

Tenants will also get the chance to meet staff and representatives from other companies to discuss the services that are provided and to give feedback.

Derwentside Homes’ Chief Executive Geraldine Wilcox said: “Our annual conference is a great opportunity for tenants to meet members of staff and discuss the services we provide by giving us their views on how we can improve these to them.

“The conference is always well attended and we have changed the format of this year’s event following our tenants’ feedback from last year. I would encourage all tenants to come along and give us their views on how we can improve our services.”

Workshops will take place throughout the day and activities will include a creche, face painting, reiki and a professional make up artist. There is also a free prize draw for all tenants who visit the conference with an opportunity to win prizes including a flat screen TV which has been kindly donated by building contractor Frank Haslam Milan.

WAKEFIELD: OSSETT TRIANGLE SIGNS PARTNERSHIP AGREEMENT
19 July 2010

An Ossett community group has signed a partnership agreement with Wakefield and District Housing (WDH) to help it develop and move forward with assisting the community as best they can.

Ossett Triangle Tenants’ Association has signed a Communities Together Partnership Agreement, which will allow them to apply for grants and start organising more activities for those in the local community to help them get involved.

Not only will it aid their development, it also means they are eligible for support, advice, resources and opportunities for participation and consultation from WDH.

Picture: (left to right) Treasurer Karen Shires, Secretary Hazel Union and group chair Juanita Allen with Kathryn Hutchinson from WDH .

Group chair Juanita Allen said it’s an important step for the group and all tenants who live in the neighbourhood.

She said: “The partnership agreement is going to make a big difference. It will generate extra funds to help pay for bills and free up finances to invest in other events.

“The difference will be seen in such things as making the children’s Halloween party free rather than asking for a nominal fee, and the same goes for the Christmas party too.

“It’s a fantastic arrangement with WDH that will offer many benefits to local people.”

Ossett Triangle is one of the first groups in the area to sign the partnership agreement with WDH, which will also allow them to spend money raised at their regular coffee mornings.

WDH Tenant Involvement Officer Kathryn Hutchinson said: “Ossett Triangle has been running for many years now and has always involved the local community.

“It’s great that, as a landlord, we can offer them even more support and help them move forward.”

    TEESSIDE VOLUNTEERS GO WILD
    19 July 2010

Residents living near a wildlife hotspot received a boost when caring volunteers from a Teesside-based housing group gave the area a facelift.

Employees from Fabrick Housing Group targeted Middlebeck in East Middlesbrough, which had become a magnet for anti-social behaviour.

A total of 15 members of staff from Fabrick got together with employees from Castlebeck, AF Blakemore, Lucite and the Environment Agency, in conjunction with the Wildlife Trust and Middlesbrough Council.

The 40-strong team undertook a variety of tasks, including clearing the beck, planting wild flowers, painting railings and clearing paths to improve the quality of life for residents - and the water voles.

Greggs the baker kindly donated cakes to give the volunteers a teatime treat – and a much-needed energy rush.

Bob Brady, Chair of the Board for Fabrick, the parent company of Erimus Housing and Tees Valley Housing, said: “We’re not just about housing. Social investment is a real priority for us; we want to invest in our communities to help improve people’s quality of life.

“We hope this will make a big difference and I would like to thank everyone for getting involved in such an important project.”

The event took place on the annual Give & Gain Day, a national employee volunteering event organised by Business in the Community.

The day is about giving time and skills during business hours for one day to communities in the greatest need.

Karen Wilkinson-Bell, North East Regional Director for Business in the Community, said: “There’s an increasing recognition amongst north east businesses of the benefits for everyone involved of giving staff the chance to take part in this type of volunteer project, and this translates into great enthusiasm for the challenges set on Give & Gain Day.

“The work that has been done on the Middlebeck site has made a tangible and long-term difference to the local community, and we’re very grateful for all our volunteers’ commitment to the task.”

Middlebeck is part of the Middlesbrough Clean Becks Campaign, a partnership project established in 2006 by the Environment Agency in conjunction with Middlesbrough Council, the Tees Valley Wildlife Trust and Middlesbrough Football Club. The project aims to make the becks a more attractive, safer place, and to protect wildlife.

Environment Agency officer Andrew Foster said: “The day was a great opportunity for us, along with other volunteers, to help continue the work on Middlesbrough’s becks. We cleared the beck of debris from top to bottom, including the trash screen near Premier Road.

“Rubbish can block watercourses, which contributes to the risk of flooding and I would urge everyone to help us and the community, to keep the beck clear.”

HOUSING CHIEF SUPPORTS INNOVATIVE AFFORDABLE HOMES APPROACH
    20 July 2010

The chief executive of the National Housing Federation visited County Durham last week to show his support of an innovative new way to tackling the region’s lack of affordable housing.

David Orr joined staff and tenants from Prince Bishops Homes to hand over the keys to its latest development at Tyne Vale in Stanley.

The three bedroom, three story town house is the 100th property the company has acquired since it was launched in December 2008 by Derwentside Homes as part its drive to provide local residents with the opportunity to get a foot onto the property ladder.

Prince Bishops Homes predominantly buys unsold properties from developers then makes them available for rent, with an option for residents to buy in the future and share any capital gains.

Picture: (left to right) Keith Tallintire (Chief Executive of Prince Bishops Homes), Shirley Ramshaw and David Orr (Chief Executive of the National Housing Federation).

This innovative new approach comes at a time when properties are not selling and the new coalition Government are making cuts to funding new developments. The company offers these homes to people who have been priced out of the market and would never qualify for a home from a housing provider.

Federation chief executive David Orr saw at first hand the work that Prince Bishops Homes has achieved since it was formed. He also visited Derwentside Homes’ new head office and a brand new award winning sheltered housing scheme which is set to raise the standard of accommodation for older people aged 55 and over.

He said: “This is a fantastic landmark and highlights that housing associations are committed to providing quality homes in sustainable communities. The huge variety of work undertaken by Derwentside Homes has a real impact on individual lives and is helping create better neighbourhoods in the North East.”

Keith Tallintire, Chief Executive of Prince Bishops Homes said: “This is a major achievement for the company and the area. Since our launch, we have improved the lives of a number of families and when coupled with the major investment being made by Derwentside Homes, we are making a significant impact across the district. Prince Bishops Homes is well on track to deliver our target of 200 new homes.”

Full time bus driver and mother of three, Shirley Ramshaw (33) received the keys to her new home and said: “I am delighted to collect the keys to my new home. The house I am currently living in is too big and not affordable. This brand new home is ideal for me and my children and it also provides me with an opportunity to buy the house in the future. My sister is also collecting the keys to her house this morning so it will be nice to all live in the same street.”

The new homes at Tyne Vale were developed by Ben Bailey Homes and will be managed by Derwentside Homes. Each three bedroom property offers flexible family accommodation and a stylish layout including large lounge, open plan kitchen/dining area.

    CHEVIN HELPS TRAINEES SECURE APPRENTICESHIPS
    20 July 2010

Two youngsters are looking to the future, thanks to Chevin Housing and Bramall Construction.

Brenton Johnson, from Airedale, and Jordan Ward, from Streethouse, Nr Wakefield have recently embarked on three year apprenticeships in construction-related trades.

Whilst at school, Brenton studied at Chevin’s Construction Training Centre in Featherstone one day a week for two years, through Wakefield MDC’s Offsite Learning Workstart programme. In 2009 he successfully passed all of the required units and was awarded his City and Guilds Level 1 in Construction certificate.

Brenton said: “The course run through Chevin helped me to decide what I wanted to do when I left school and it has given me a qualification, lots more confidence and some experience in the sector which I will use throughout my apprenticeship. I am over the moon that I have been offered this opportunity with Bramall as this is what I really want to do.

“Through my apprenticeship, I have also got a place at Wakefield College on a bricklaying course and I am really looking forward to starting this in September.”

Picture: Brenton and Jordan on site at South Kirkby ready for work.

After leaving school Jordan also undertook some training at the Chevin centre as part of Wakefield College’s e2e programme, completing a 15 week construction taster session and gaining some of the units needed to make up the Level 1 certificate. Like Brenton, the training gave him an idea of what he enjoyed and wanted to do when he left school.

Jordan said: “I have always enjoyed carpentry and joinery and when I went to the taster sessions that Chevin were running this really made my mind up that it was something that I wanted to take up. I am really happy to be getting up on a morning and to have a job to come to, learning new skills and gaining experience on site.

“Like Brenton, I am also attending college in September to learn joinery and carpentry and it’s great to know that hopefully when the apprenticeship is done in three years I will come away with lots of experience and qualifications to secure me a job doing something that I really enjoy.”

Fiona Ratcliffe, Apprentices Co-ordinator at Bramall, said: “We are delighted that Jordan and Brenton have joined us as apprentices. We fully appreciate the enormous benefits that training can bring and wherever possible we seek to create new job opportunities for talented, hard working and ambitious individuals. It is fantastic that we are in a position to offer training and apprenticeships positions in the current economic climate.”

Steve Close, Group Chief Executive of Chevin Housing added: “I am delighted that our efforts to provide local youngsters with the chance to get some practical training and qualifications is resulting in employment opportunities. Both these lads have shown that there are rewards for hard work and I wish them every success.

“Our training centre is proving a great success and our partners, in particular Bramall, have been quick to ensure that there is a step into employment via their apprenticeships once the initial training has been completed.”

Tristar, who will own and manage approximately 10,500 properties as part of a group structure with Housing Hartlepool, will be looking to deliver around £100m worth of work over the next five years.

As part of a five year Investment Programme, which will bring enormous benefits to people living in Tristar properties, Tristar will be holding a Contractor Open Day on Monday 26 July. Local businesses and national contractors are invited to attend and find out about the types of work that will be available.

The work will take place over five years following transfer which is anticipated to commence in Spring 2011.

The main aims of the Open Day will be to share information on the packages of work, explain how and where this work will be advertised and the procurement processes that will be involved.

As well as working with national contractors, Tristar are extending the opportunity of work to smaller businesses in the region. The aim of this will be to build long term partnerships with exceptional businesses who will be dedicated to providing excellent services to Tristar customers.

Steve Boyd Managing Director of Tristar Homes said: “Our Contractor Open Day is a great opportunity for local contractors within Stockton and Tees Valley to find out about the packages of works that are on offer as well as the process that will be involved in tendering for work. We have a fantastic Investment Programme and this will undoubtedly give the Borough and local businesses a much needed boost.”

The Investment Programme will include the following works:

  • Major component replacement schemes (i.e. bathrooms, kitchens, heating)
  • Electrical re-wires and upgrades
  • Roofing
  • Boundary walls, footpaths and fencing
  • High rise works (internals and externals)
  • Improvements to communal areas (security, decoration)
  • Structural repairs to and cladding of non-traditional properties.

For further information on this event, and to register your interest in attending, please contact Merilyn Wilson, Tristar’s Business Support Manager on 0844 736 0007, or email: propertyservices@tristarhomes.co.uk.

Residents wanting to know more about the tours or others regularly held across Gateshead should call their nearest housing office.

Bill Fullen, Chief Executive of The Gateshead Housing Company, is urging residents to help the company make the borough an even better place to live.

He said: "Estate Tours have been run by the company for several years now, and having even more people involved in them will play a major part in how we make the services we provide even better.

"So I would urge any tenant or leaseholder, who has a real interest in helping us to improve their area, to come along to any of the tours.”

After each tour a grade of ‘Gold’, ‘Silver’ and ‘Bronze’ is awarded by local residents and company employees for the estate.

The award is given after looking at the current condition, environment, grounds maintenance and cleaning of an estate.

The tours are part of almost 70 events across the borough during mid-July to encourage local residents to find out more about opportunities to ‘get involved’.

‘Opportunity knocks again!’ will give over 21,000 households the opportunity to get involved in making local housing services better in the future.

CESTRIA'S BOOST TO BEAT THIEVES AT YOUNGSTERS' ALLOTMENT
    20 July 2010

Cestria Community Housing has stepped in to help youngsters after their allotment was hit by thieves who stole all their gardening tools.

The Chester-le-Street housing association and building specialist Rok have teamed up to provide new equipment and build a secure storage shed on the allotment in Great Lumley.

Earlier this year, the young gardeners were left devastated after thieves stole spades and forks from a shed on their allotment. For the last two years, around 140 pupils from Lumley School, Great Lumley, have been visiting the allotment each week to work on their vegetable patches and lay the beds for plants.

The allotment, donated by Great Lumley Parish Council, was targeted by thieves in May when they made off with equipment valued at around £100.

Picture: Getting a closer look at their new shed: Year five pupils Gemma Younger and Adam Page, with Peter Day, contracts manager for Rok, Lisa Coverdale from Cestria and Lumley Primary School headteacher Angela Vear.

Cestria Community Housing and Rok are currently working in Great Lumley on a fencing project as part of the external home improvement programme which was promised to tenants during transfer. When they heard that the children’s equipment was stolen, they decided to step in and help the school.

Customer services relationship manager at Cestria Community Housing Lisa Coverdale, said: “The children were left devastated. They took real pride in developing and maintaining their allotment - it’s just awful that somebody could do this.

“We got in touch with the school and offered to replace the equipment and to improve the security of the shed to help prevent this happening again in the future. It was marvellous to see the smiles on the children’s faces when we presented them with new equipment and shed.”

John Kindred, Business Development Executive at Rok Newcastle, said: “When Cestria advised us of the situation, we visited the allotment and agreed to replace the garden shed and line the walls for extra security. New locking attachments have been fitted and the new shed is much more secure. Looking at the allotment and the pride the children take with their work, Rok were extremely pleased to help.”

School Headteacher Angela Vear said: “Following the very upsetting news of the burglary at our allotment, it's wonderful that Cestria Community Housing and Rok have been so generous in replacing the shed which will keep our equipment safe in the future. It really helps the children to understand community spirit and shows them how we can support one another. We are very grateful for the help we have had and would like to thank the companies very much.”

In their final week of school term, a poster competition has been organised around the theme of security and the winning design will be made into a sign for the allotment.

The competition, which will aim to showcase what makes people feel good about their street, estate or area in general, is open to all residents. The winner will scoop £200 in prize money, with two runners-up receiving £50 each.

Proud Coast & Country are invited to be as creative as they like to really sum-up the positive aspects of the area where they live. There are several features which can be focused on including people, buildings or landscapes to create the perfect depiction of their feel-good image.

ROW OF LEEDS SHOPS TO BECOME GREEN HOMES IN £4M REGENERATION
    21 July 2010

    Leeds City Council
A row of empty shops is to be transformed into 22 environmentally friendly homes for people over 55 from an area of Leeds.

Work has begun on the £4m pound regeneration scheme at Chapel Hill in Morley Bottoms, which will completely regenerate shops and flats dating from 1908 to provide the much needed two-bed apartments by March next year.

The new development – built through a partnership between Leeds City Council, Yorkshire Housing, Aire Valley Homes Leeds and the Homes and Communities Agency – will be built to extremely high environmental standards. The roof will be built with Solar Voltaic roof tiles that will generate electricity for the homes, also exporting energy back to the National Grid.

There will also be a Local Lettings Plan designed to help local people aged over 55 rent a home, as there is a need in the area for such accommodation. It is hoped the development will free up under-occupied council housing in the area.

As well as providing the site for the development, the council has also provided gap funding of £415,436 to enable it to go ahead. Yorkshire Housing was successful in bidding for a £1.398m grant from the HCA.

Cllr Peter Gruen, Leeds City Council’s executive board member for neighbourhoods and housing, said: "Chapel Hill further demonstrates the commitment from both the council and our partners to deliver more affordable housing across Leeds, even in these difficult economic times.

“These new apartments will compliment the overall regeneration of the Morley Town Centre area and are designed to have a minimal impact on the environment.

“They will be aimed at customers aged over 55 who are under-occupying larger family sized homes which will assist in increasing the number of family sized homes available to customers in the Morley area. That way everyone wins.”

Mervyn Jones, Chief Executive at Yorkshire Housing, said: “We are delighted that work on the site is well underway and we have had a really positive reception from the local community.

“These properties are a wonderful example of how through partnership working, Yorkshire Housing is able to deliver modern and environmentally-friendly homes to the people who need them most.”

Naz Parkar, Head of Area for West Yorkshire at the Homes and Communities Agency said: “I am delighted that our £1.3m investment has enabled Yorkshire Housing to deliver these new homes with our partners at the Local Authority.

“This project will enhance the neighbourhood and help develop a sense of place by creating homes where people can not only afford to live but also want to.”

    KIRKLEES RESIDENTS CELEBRATE NEW-LOOK HOMES
    21 July 2010

Residents from the Gardens Terrace area of Ravensthorpe came together last weekend to celebrate improvements to their homes and the launch of a new ‘neighbourhood agreement.’

The homes, which are privately owned, have all had a face-lift as part of Kirklees Council’s Neighbourhood Renewal programme. This has included new lighting, stone cleaning and pointing, new boundary walls, guttering, and if needed, new doors, windows and internal improvements to bring the homes up to government ‘decency’ standards.

The work, which cost £350,000, was funded by the Department for Communities and Local Government.

While the work on the houses has been going on, community engagement staff from Kirklees Neighbourhood Housing have been talking to local residents about other ways they can improve their community, by identifying things that they’re concerned about and coming up with a plan for dealing with them.

Picture: Cllr Shabir Pandor (centre) residents from Gardens Terrace and KNH staff.

The resulting neighbourhood agreement sets out the responsibilities of both residents and services for issues such as rubbish, flytipping, noise and antisocial behaviour.

According to Cllr Shabir Pandor, the cabinet member responsible for housing: “The work that’s been carried out at Gardens Terrace will benefit the residents and the community as a whole.

“The aim of the agreement is for residents and service providers to work together to protect the investment that’s been made in the area and help make Gardens Terrace a better, cleaner and safer place to live for everyone.”

STOCKTON APPRENTICE NAILS FULL TIME POST
    21 July 2010

A Thornaby apprentice is building his career, securing a full time job on a local development, just minutes from his doorstep.

    Jimmy Lyth
    Jimmy Lyth
Jimmy Lyth, 20 of Swale Avenue, has been working as an apprentice joiner with Keepmoat Homes at its Mandale Park development in Thornaby since 2008.

The major regeneration programme, led by Stockton Borough Council, will see the introduction of around 800 new homes and new facilities, including the Linear Park and the creation of jobs and training opportunities.

Having successfully completed his two year apprenticeship, Jimmy has been offered a full time position with Keepmoat Homes as a sub contractor joiner working on the £100m regeneration scheme.

Jimmy said: “The apprenticeship has been really good, right from the start. It couldn’t have been any better. I’ve been looked after well by both my manager and the lads on the site.

“Apprenticeships give you real experience of work on site – rather than just in the classroom - and it’s a good way to learn a trade. I’ve lived in Thornaby all my life and am just around the corner from the development. It’s great to be able to get a job so close to home.”

Councillor Bob Cook, Stockton Council’s Cabinet Member for Regeneration and Transport, said: “Congratulations to Jimmy on completing his apprenticeship and securing a job. The £100m redevelopment of Mandale has not only brought about a massive transformation to the area but Jimmy’s success shows how the regeneration has a knock-on positive impact on the local community, providing new homes as well as local training opportunities and jobs.”

Kevin Chatterton, Construction Director of Keepmoat Homes North East, added: “We are pleased to have been able to give Jimmy the opportunity to learn his trade with Keepmoat Homes. We hope that the experience he has gained will hold him in good stead for his future career.”

ST LEGER HOMES SPREADS THE MESSAGE ON YOUTUBE
    21 July 2010

    St Leger Homes
A Doncaster housing organisation is using popular web technology to spread messages on the services it offers and how it is working to improve them.

St Leger Homes of Doncaster has video clips on YouTube to show tenants some of its services, how it has worked to improve them and how it works in partnership with other organisations. A series of clips also advises tenants on how to prepare for home improvement work under the Decent Homes Programme.

The clips, produced in-house, and place on YouTube at no cost, are a cost effective way of communicating with tenants and also staff.

Susan Jordan, chief executive of St Leger Homes, said: “The videos are quick and easy to produce and can be easily accessed by tenants either from home or on computers at the library. We are always keen to use every available method to keep tenants informed.

“Also, younger tenants tend to use technology, such as YouTube and the internet to find out information rather than ringing the company or reading the information in a leaflet.”

A series of the clips, called Making A Difference (MAD) Box TV, have staff explaining how services work, how jobs are being done more cost-effectively and how certain tasks have been done a different way to deliver a better service to tenants.

To view the clips simply go on YouTube, type ‘St Leger Homes’ in the search facility and click on the clip.

GREAT PLACES LAUNCHES SHEFFIELD'S FIRST GREEN-ROOFED HOMES
    22 July 2010

Older people at Wybourn, Sheffield, showed guests around their brand-new eco-apartments and bungalows, developed by Great Places Housing Group.

New homes at Yorkstone Close, officially launched with a ribbon cutting with residents and project partners, are part of Great Places’ £27m transformation of the neighbourhood, under way since a stock transfer ballot three years ago.

Hundreds of family homes have been revamped with new kitchens, bathrooms, windows, doors and pastel-coloured render.

Now new flats and bungalows, funded by the Homes and Communities Agency, have been added to the choice of homes available to rent in the area. They have been let to older people who asked for smaller, lower-maintenance properties.

Picture: (from left) Residents Ann-Marie Burke, Ann Davis, deputy chief executive at Great Places Matthew Harrison, resident Ann Stephenson, Cllr Vickie Priestley.

The bungalows have environmentally friendly green roofs and electricity-generating photovoltaic panels that keep heating bills low.

A total of four bungalows and six apartments, each with two bedrooms have been built at a cost of £1.2m, on the corner of Manor Oaks Road and Manor Oaks Place.

They are the first new homes for Wybourn since the neighbourhood was built in the 1930s. New residents were chosen before the building work, by contractor Frank Haslam Milan, was complete, and they were able to pick finishes for kitchens, bathrooms and front doors.

The name Yorkstone Close was inspired by the local stone used at the development, designed by Ian Finlay Architects.

Johnnie and Ann Davis, aged 68 and 59, moved to a new bungalow after 18 years in a two-bedroom home nearby.

Johnnie said: “When Great Places first told us about these bungalows we were really excited. Getting packed to move was stressful but we felt settled in by our second day. It’s been great because we haven’t had any decorating to do.”

Ann added: “We’ve found we only need to use three of the radiators and the photovoltaic panel is saving us money. At our old house, we used to be frightened of the cost of putting the heating on.

“The smallest bedroom here is larger than the largest one at our old house. I’m enjoying not carting the Hoover up and down stairs.”

Johnnie continues: “Our daughter says she thinks moving here is the best thing we’ve ever done, and we agree with her.”

Brian and Ann-Marie Burke, aged 71 and 70, were pleased to move to a two-bedroom bungalow.

Great Places’ chief executive, Stephen Porter, said: “We’re delighted that the new residents are settling in so well, and are enjoying their new homes. This is all part of our work to make Wybourn a great place to live.”

Cllr Penny Baker, Sheffield City Council’s cabinet member for housing, regeneration and planning, ddeid: “We are committed to helping our residents to reduce their carbon footprint and to making Sheffield a low-carbon city, and these new homes in Wybourn are a great example.

“It’s great to see green and sustainable housing become a reality for more ordinary Sheffield residents in developments like this.”

FIRST SUPER-GREEN SOCIAL HOMES FOR LEEDS CREATE LOCAL TRAINING OPPORTUNITIES
    22 July 2010

A new housing development is creating some of Leeds’ greenest affordable homes along with construction apprenticeships and training placements for local people.

Lovell is building the Windrush Court development in Chapeltown Road, Leeds LS7, for Unity Housing.

With funding from the Homes and Communities Agency (HCA), the scheme will create 11 one- and two-bedroom apartments for affordable rent through the housing association which are set to be completed in October 2010.

The properties will be the first affordable homes in the city to reach Level 4 of the Code for Sustainable Homes, the system for measuring the environmental performance of new housing.

Unity Housing Association, Lovell and the HCA have also joined forces with Leeds regeneration charity re’new to deliver construction training opportunities at the development including apprenticeships and work placements. Lovell has taken on two apprentices from Leeds to train through the programme, a trainee joiner and a bricklayer.

Picture: Lovell apprentices Lee Wilson (on left) and Steve Woodger who have been taken on through the new development the company is building at Windrush Court, Chapeltown Road, Leeds.

Through Unity’s Gateway Experience scheme, Lovell is also giving local unemployed people the chance to gain construction experience through work placements. So far, two people have started placements at the Windrush Court development with a third set to start in August.

Homes at Windrush Court will have photovoltaic roof panels which convert sunlight into electricity. Other green features include a mechanical ventilation with heat recovery system which works by extracting indoor air and replacing it with 'fresh' outside air which is pre-warmed by the extracted air via a heat exchanger. Some apartments will also have a system for recycling rainwater – enabling it to be used for flushing toilets, for example – to reduce the usage of mains-supplied water.

Lovell regional director Noel Adams said: “Our company has a strong track record in creating energy-efficient, low-carbon housing and we are delighted to be working with Unity Housing and the HCA to deliver these new affordable sustainable homes.

“Creating training opportunities in the communities where we work is also extremely important for us and it is excellent that our team is giving local people the chance to acquire construction qualifications and experience through the Windrush Court scheme.”

Wayne Noteman, Unity HA regeneration director, said: “As an organisation with its roots firmly established in the heart of Chapeltown, Unity will be working hard to ensure that investment is attracted into the area to facilitate regeneration activity.

“Unity in partnership with other partners and the council are developing a wider regeneration plan for the area. This will include physical, economic, and social projects all of which will bring greater benefits to the diverse communities in Chapeltown. Windrush Court which was named after the first ship to bring people to England from the Caribbean, is one of projects which will transform the Chapeltown Road gateway and add housing choice.”

He added: “Employment and training opportunities are key to the overall success of the scheme in enabling local people to get back into work or get on to a recognised college course.”

FIND OUT HOW GATESHEAD'S ESTATES 'MAKE THE GRADE'
    22 July 2010

The Gateshead Housing Company has organised an event for residents to find out how a new scheme compares dozens of estates across the borough.

The ‘Estate grading’ event, from 10.30am to 3pm at Leam Lane housing office on Friday, 23 July, will explain how neighbourhoods are graded every three months.

‘Gold’, ‘Silver’ and ‘Bronze’ is awarded based on a regular tour of estates by local residents and company employees.

Each award is given after looking at the current condition, environment, grounds maintenance and cleaning of an estate.

Picture: Gold, silver or bronze? Steven Kelly, Jacqueline Delaney and Chris Hardy of The Gateshead Housing Company recently launched the grading of local estates.

Bill Fullen, Chief Executive of The Gateshead Housing Company, said: “The condition of estates is a priority for customers and we are committed to keeping up the already high standards that we have.

“We have involved thousands of customers, employees and partners in Estate Tours and these regular grades are helping us to make estates even better in the future.

“So I would encourage anyone wanting to find out more about how the estate grading scheme works, to come along to July’s event.”

Residents wanting to find out more about the event can call the company’s Leam Lane housing office on 0191 433 5881.

The session is one of almost 70 events across the borough during July to encourage local residents to find out more about opportunities to ‘get involved’.

OVER 60s TO GET FREE FINANCIAL GUIDANCE FROM WDH
    22 July 2010

Wakefield and District Housing (WDH) is embarking on a campaign to ensure elderly and vulnerable people claim all the benefits or credits that they are entitled to.

WDH plans to start its programme by working with residents of its independent living schemes (ILS) to offer guidance and information on money and financial matters so that they have the opportunity to maximise their income.

The aim of the new initiative is to make sure residents are given the appropriate support and advice if they have been left confused or worried about their personal finances following cuts announced in last month’s budget.

Picture: Jacqui Ward (left) discusses how WDH can help elderly people like Mary Crossley and Peter Wilson make the most of their money.

Jacqui Ward, Senior Revenues Officer for WDH, said many people don’t realise the funds they are entitled to.

Jacqui added: “The financial support is out there – WDH’s role is to help people gain access to it. The objective of these informal drop-in sessions is to give residents of our independent living schemes the chance to talk to us about any concerns they may have regarding their income.

“We want to take our service out into the district to the people that don’t have the ability to come to us.

“If we can help people get more income then they might not struggle so much to pay their bills and lead a more comfortable life.”

Ms Ward met with residents at Farfield Court ILS in South Elmsall to discuss ideas of how WDH could spread the word to all residents of ILSs.

Farfield residents Peter Wilson and Mary Crossley said they were receptive to WDH’s plans to fully optimise any potential benefits.

Mr Wilson, 70, said: “Most people from my generation are sensitive when it comes to talking about their finances. They don’t like to talk about it so it’s all about gaining confidence and trust. There are a lot of opportunities for WDH to help elderly people work out their money situations.”

In February this year the Department for Work and Pensions reported that 1.7 million pensioners are missing out on an average of £31 in pension credit payments.

Last year WDH helped tenants to access £290,000 in grants and benefits.

Residents from Incommunities’ sheltered schemes in the town have been invited to the information and activities event at Maple Court, today from 2-4pm.

It is being organised by Incommunities housing group and Shipley & Bingley Voluntary Services and will help celebrate Care and Support Awareness (CASA) month which is being coordinated by the National Housing Federation.

During July, over 100 events across the North are taking place to promote the role of housing support services in tackling social exclusion and encouraging people to enjoy independent and fulfilled lives.

Harry Whittle, Director of Incommunities – Estate and Support Services, said: “We are delighted to be working with Shipley & Bingley Voluntary Services to run this free event for some of our older customers.

Derek Long, National Housing Federation Head of North, said: “In the current financial climate, it is vitally important that commissioners, MPs, stakeholders and Councillors are fully aware of the contribution that the housing sector is making in supporting and improving the lives of so many individuals in communities throughout the region.

SPECIAL VISITOR LAUNCHES SAFETY CAMPAIGN IN DURHAM SCHOOL
    22 July 2010

'Dudley the Elephant' dropped in on a County Durham school to officially launch a new campaign about site safety.

The cuddly elephant visited assembly at Sacriston Junior School in Sacriston, Durham to launch ‘Stay Safe’ – a campaign which highlights the dangers of playing on building sites.

He was joined by a team from Cestria Community Housing and social housing specialists Dunelm Property Services who officially launched the campaign at the school.

Picture: (left to right) Christopher Laing (8), Morgan Bainbridge (11), Heather Newell (Customer Services Director at Dunelm Property Services), Dudley the Elephant, Lisa Coverdale (Customer Relationship Manager at Cestria Community Housing), Bethany Watson (10) and Rowan Campbell (7).

Cestria Community Housing appointed Dunelm Property Services to install new kitchens and bathrooms to its properties around the Sacriston area.

Always keen to get involved in the communities where they work, the two organisations arranged a visit to the local school to talk to children from years 3 to 6.

The pupils listened to a presentation about the dangers of playing on building sites, health & safety and the importance of site security. Dunelm Property Services also presented the school with a cheque for £100 towards their school funds which will be used to purchase indoor games for the children when the weather is poor.

Lisa Coverdale, Customer Relationship Manager at Cestria Community Housing, said: “Our partnership with Dunelm Property Services is more than just improving homes - it’s a partnership that has a wider impact on the communities which we serve.

“Building sites are normally seen as ideal play dens for children but the Stay Safe campaign highlights the dangers to young children and I hope that they can take the advice that Dudley has given them this morning.”

Heather Newell, Dunelm Property Services’ Customer Services Director, said: “The safety of everyone in the areas in which we are working is vitally important to us. Dudley helps to reinforce that message to children. Pupils at Sacriston Junior School were very enthusiastic in meeting Dudley and we hope that the message has been delivered, particularly with the 6-weeks holiday starting this week.”

Mrs Pauline Warren, Head Teacher at Sacriston Junior School, added: “We were delighted to help Dunelm Property Services and Cestria Community Housing launch their safety campaign. We are always looking for different ways to keep our children safe both in and out of school.”

Dunelm Property Services will be installing 236 new bathrooms and 355 new kitchens to over 500 homes in the Sacriston area by Spring 2011.

NEW PROTOCOL HELPS PEOPLE IN THE NORTH EAST 'MOVE-ON'
    23 July 2010

    National Housing Federation
The National Housing Federation joined Three Rivers Housing Association to help launch a new protocol to help prevent homelessness in the North East.

The aim of the Move-On Protocol is to enable a planned move from short term supported accommodation into suitable longer term accommodation and the protocol outlines the procedures for joint working between all parties.

The protocol was launched at an event in Durham on Wednesday 14 July. It was part of Care And Support Awareness month 2010, a month of activity to promote the housing support sector throughout the North of England. Over 200 events are taking place across the North of England as part of CASA month.

There are around 95,400 households on housing waiting lists in the North East, one in 12 of the region's households. This protocol has been developed to educe the risk of tenancy failure by ensuring that the applicant has adequate and appropriate support.

Monica Burns, North East Regional Manager said: “This new protocol will provide the resources and foundations for people to live a more stable and successful life. In the North, housing associations care for nearly two hundred thousand vulnerable or challenging individuals with the minimum of fuss and profound sensitivity. That's more people than live in cities like York, Chester or Durham. All too often this work is overlooked when it should be celebrated.”

KIER INSPIRES YORKSHIRE YOUNGSTERS INTO WORK
    23 July 2010

Social housing contractor Kier Building Maintenance has won a prestigious Business in the Community (BITC) Award for helping thousands of teenagers across the Yorkshire region into work with its successful work experience programmes.

The repairs and maintenance organisation was presented with the Work Inspiration Award for delivering 19,000 work experience days over the past year across Leeds, Sheffield and Hull, including the successful City Stewardship programme.

The programme is one of Kier’s most successful work experience schemes and has so far seen over 1,700 16 to 19-year-olds take part in projects to improve homes and gardens in their own communities. Of these participants, 67 percent have gone on to positive destinations in training or employment but most importantly re-engaging.

Picture: Kier Commercial Director Rob Bath accepts the BITC Work Inspiration Award from Stephen Howard, Chief Executive of Business in the Community.

Kier’s commitment to providing ‘meaningful’ workplace experience was highlighted by BITC assessors, in particular the target hardening initiative within the City Stewardship programme which involves local young people in providing a rapid response service to local residents who have experienced a burglary. The young people learn how to fit door and window security devices and smoke alarms, responding within 72 hours of a reported break-in. Most of the time they live in the area where the work is actually carried out.

BITC assessors said: “This is a very innovative example of work inspiration. The approach is forward thinking and is an integral part of the company’s strategy, embedded into the fabric of operations across the business. The programmes clearly impact people and their lives, which are demonstrated by the success stories of participants returning. This is most refreshing.”

Judges also praised Kier’s work experience opportunities for inspiring young people and providing them with valuable skills, as well as responding to the needs of local businesses in the community.

Commenting on the award win, Simon Bullen, regional director of Kier Building Maintenance Yorkshire and East Midlands, said: “We are delighted to have been recognised for our work experience programmes. Kier believes that investing in the areas where it operates is essential to maximise the social and economic impact of its presence. Our work experience programmes aim to provide young people with valuable skills which will not only help them gain sustainable employment, but also fill skills gaps in the local economy.”

Kier Building Maintenance also triumphed in the annual BITC Environment Index which ranks organisations for the measures they’ve taken to reduce their carbon footprint. Kier made a significant overall improvement of over 10 percent in this year’s index through a variety of initiatives, including issuing drivers with personal digital assistants (PDAs) allowing them to receive instructions for their next job on the road, therefore reducing their carbon footprint.

Mr Bullen added: “We’re committed to tackling climate change and are always looking for new initiatives that will reduce our impact on the environment. Improving our position in the BITC Environment Index is testament to the commitment and hard work of staff at all levels to achieving this.”

WAKEFIELD STUDENTS LEARN FACTS OF LIFE ABOUT BUILDING SITES
    23 July 2010

Building sites are riddled with so many potential hazards that most of us have the common sense to give them an extra wide berth.

However, to a child all that sand, gravel, bricks, building frames and machinery can be a great and extremely dangerous temptation.

That’s why Wakefield and District Housing (WDH) and construction partners Bullock teamed up to do some educational work on the hazards of building sites at Greenhill Junior and Infants School in Wakefield last week.

Picture: Pupils Aiden Watson, Jordan Reall, Sopheere Hussain, Jace Whiting and Nafeesa Riaz with Chris Croxall from WDH and Emma Thompson and Jill Wilkins from Bullock.

The pupils were shown a DVD about construction site dangers then took part in a Q&A session about what the dangers were and why to avoid them.

The whole school took part in a bin decorating competition and each year group selected a winner for the most creative and decorative design, with prizes donated by WDH and Bullock. It’s hoped the winning designs will be used throughout the school.

Greenhill School head teacher Martin Fenton said the children benefited greatly from the day.

Mr Fenton said: “Many of the children spoke to me and said that after learning about the dangers of building sites they will be keeping right away from them. WDH is doing some excellent work out in the community educating and informing all generations.”

A BLOOMING ADVENTURE FOR TEES VALLEY YOUNGSTERS
    23 July 2010

    Tees Valley Housing
Children and teenagers from Tees Valley Housing’s Family Intervention Project (FIP) in Redcar and Cleveland are getting green fingered to give a facelift to a residential project.

The youngsters are digging in to develop a community garden at the scheme, which will benefit them as well as residents in the surrounding area.

The young people involved have formed a committee and attended a number of meetings to organise the activities and plan the project after deciding they would like to give something back to the community by improving the garden.

Not only are the team members keen to get stuck into the project, they plan to take it in turns to work as part of a catering team to learn how to prepare and cook healthy meals for the group to enjoy whilst the work goes on.

The development of the garden will be part funded by a grant from the Youth Opportunities Fund, with the rest of the grant also funding a number of activities continuing throughout the rest of the year and an outdoor residential trip.

The young people will have to earn their right to attend the residential trip by taking an active part in creating the garden.

One of the young people at the scheme said: “We must all must work together as a team to make the project work.”

The news comes in Care and Support Awareness Month, which runs throughout July.

Young people actively taking part will be given the opportunity to go to Lane Head Outdoor Education Centre on the shores of Coniston Water in the heart of the Lake District National Park.

The lake and nearby forests and mountains are used by the centre staff to provide a range of activities that will challenge youngsters and help them with their self esteem and teambuilding skills.

Helen Neal, Head of Supported Housing for Tees Valley Housing, said: “Young people will gain personal satisfaction from the project if commitment levels are there.

“Confidence, self esteem and a feeling of self worth will be achieved, taking forward some great memories for the future.”

The FIP works holistically with chaotic families to address all needs within the family to improve their life chances and the harmony in the wider community.

    23 July 2010

    St Leger Homes
Doncaster Council tenants are being invited to join in a number of walks – to help highlight any issues on the borough’s council estates.

St Leger Homes of Doncaster carries out estate walks on all the estates it manages regularly and a new schedule of walks has just been announced.

St Leger Homes teams up with Doncaster Council, South Yorkshire Police and local councillors to look for any problems that may need rectifying – such as graffiti or litter. After the walks the improvements are carried out.

Dave Abbott, assistant director at St Leger Homes of Doncaster, said: “The estate walks are a great way of picking up any concerns tenants have. It means we actively find out what needs doing and then plan for any work that needs to take place.”
