CALICO HOMES TO GET ‘MOTs’

Calico Homes is to look under the bonnet of its 4,400 properties with a new programme of quality checks, to identify further potential improvements for coming years and improve its services to tenants. The ‘Property MOT’ scheme, builds upon ten years and millions of pounds of investment, and will help further raise the standards of accommodation for residents. Launching the scheme, Lisa Bell, contracts manager for Calico Homes, said: “Calico has met the government’s Decent Home Standard well ahead of schedule. The MOTs are now going to help us to build on this, as well as give us an indication of how we can help our customers in the future. “Be sure to ask to see an identification card before allowing anyone into your home.” Calico tenants each will receive inspection visits, which will look at both the inside and outside of the home, and last approximately 15 to 30 minutes.

TWO CASTLES HELPS LOCAL RESIDENT MOVE INTO A GREEN NEW HOME

A Grange over Sands resident has moved into a new, eco-friendly home in South Lakeland, thanks to Two Castles Housing Association. Kirsty Thomas and her two sons, four year old Casey and 17 month old Taylor, now live in a two bedroom house at Higher Grange - a site of eleven high quality, affordable Two Castles Housing Association properties on Grange Fell Road. She applied to the Association for housing after a recommendation from her brother who lives in a Two Castles home in Windermere.

Kirsty said: “I have lived in Grange over Sands for most of my life, but the high cost of housing in the area was a huge concern for me. My previous home was an older property, which was not suitable for the children as it had no garden and poor insulation. “Moving here will make a huge difference to my family and I as we are not only closer to my mother, but the children now also have a garden in which to play. The kids love their new home and we very much look forward to spending many happy years here.” All of the high quality, affordable houses at Higher Grange meet the Code for Sustainable Homes Level 3, the national standard for the sustainable design and construction of new homes, and include energy efficient solar panels to provide hot water as well as compost bins and cycle storage.
Kirsty added: “I’m really pleased with my new house as it is great to be able to teach the children about the importance of caring for the environment and the ways that they can do their bit towards reducing their carbon footprint, from recycling to composting.” Two Castles Housing Association worked in partnership with Russell Armer Homes based in Kendal and South Lakeland District Council on the Higher Grange development and received £780,000 funding from the Homes and Communities Agency (HCA) towards the scheme.
Rob Brittain, property services director of Two Castles Housing Association, said: “There is a high demand for affordable housing in South Lakeland. Many people are being forced to move out of the area due to high prices in the marketplace – more than ten times the average salary - and the demand for second or holiday homes. Two Castles is committed to providing high quality homes and we are delighted to see people like Kirsty and her two children benefit.”

CLWYD ALYN EXTRA CARE SCHEME MANAGER WINS ANNUAL DEVELOPMENT AND TRAINING AWARD

The Manager of a Llanrwst Extra Care Scheme has been presented with a special award recognising her commitment to professional development and training.
Glenys Roulston, Manager of Hafan Gwydir, an Extra Care Scheme for Older People which is managed in partnership between Conwy County Borough Council and Clwyd Alyn Housing Association, part of the Pennaf Housing Group, was presented with the Dr Buddug Owen Award for Performance Development, at the annual meeting of the Housing Association.

The award is presented annually to the employee of the Pennaf Housing Group who has shown an outstanding commitment to training and development which benefits the services provided by The Group.
Glenys was nominated for the award by Supported Housing Manager Steve Robinson, and Kevin Hughes Director of Care and Support Services for Clwyd Alyn Housing Association who outlined how completing an NVQ Level 4 in Management had equipped Glenys with a broad management qualification to compliment her ever-increasing practical experience.
When presenting the award, Dr Owen paid tribute to both Glenys’ high professional standards and the individual care she has provided both at Hafan Gwydir and also at Gorwel Newydd Extra Care in Rhyl.
Dr Owen said: “Glenys has made a great contribution to making both of these schemes work for the Association and its partner agencies.”
Kevin Hughes, Director of Care and Support Services added: “The Hafan Gwydir scheme was particularly challenging in transferring over a significant number of Residential Home clients due to the closure of the Dolanog Residential Home.
“Glenys’ stewardship has been instrumental in changing perceptions and developing an excellent reputation for the scheme, both locally and with partner professionals. All visitors to Hafan Gwydir comment upon the high standards demonstrated at the scheme, making it a successful flagship development for the Group. Glenys thoroughly deserves this award.”
As well as the commemorative shield Glenys was presented with a cheque.

YOUNG ROCHDALE TENANTS SIGN UP TO JUNIOR WARDEN SCHEME

Rochdale Boroughwide Housing (RBH) has developed a pilot programme to engage younger tenants with their landlord.
The RBH Junior Warden scheme has proved to be such a success that it will now be rolled out across more areas.

Ruth Sillence Communities First Co-ordinator for RBH said: “As many social landlords will appreciate, it is very difficult to find a sustainable method of working with children and young people in the community. However, the RBH Junior Warden scheme seems to have really ‘hit the spot’.”

The scheme was launched at the company’s Freehold estate during a week in the Easter holidays when RBH recognised that many children would be bored and looking for something to do.
The idea was for RBH and its partners to provide fun activities which at the same time included intrinsic messages about citizenships and community. The ultimate objective however, was to sign people up to be Junior Wardens and commit to longer term involvement.
Playing and working with the local caretakers, park wardens, fire fighters and the Council’s youth offending team has clearly paid off. There are now 43 young people on the Junior Warden register with an average of 15 people attending every week.
Ruth said: “We want this group to actively participate in their community. As well as promoting citizenship RBH Junior Wardens will also ensure they develop confidence which will help unlock their potential.”
RBH Junior Wardens will organise local events, report back on what they like and dislike about the area, promote their community and they will also have an RBH Junior Warden uniform to make them a visible part of the estate.
The success of this first pilot means RBH will now be rolling out the schemes to other estates in Rochdale in the school summer holiday.
Ruth added: “If we manage to replicate the success of the pilot scheme we could have over 100 RBH Junior Wardens operating on our larger estates. This will provide us with a unique opportunity to tap into the opinions of our younger residents and let them have a say in the services we provide.”

RUNCORN CHILDREN NAME THEIR NEW HALTON LODGE PLAY AREA

A new state-of-the-art play area has been officially opened on Whitchurch Way, Runcorn by the Mayor of Halton, Cllr Marie Wright.
The name of the play area, ‘Buddy’s Place’ was only revealed at the opening, following a competition for local children from Woodside Primary School. The winner, Frank Clare from year 3, was presented with a certificate at the opening and a donation was made to the school.

Cosmopolitan Housing Association has worked with the Halton Lodge Young Leaders Group and the local community to make the £130,000 revamp possible. Funding for the project came from Playbuilders (50k), Cosmopolitan (39k), Halton Borough Council (25k), Halton Youth Bank (11k) and Safer Housing Partnership (5k).

With the help of local organisations and lottery funded scheme, Playbuilders, the area has been transformed from an old BMX park to a state-of-the-art facility.
International play equipment providers, Proludic, carried out the main work on the playground whilst Monster Play were responsible for fitting the benches, bins and youth shelters.
Julie McNally, Resident Involvement Officer at Cosmopolitan, said: “We are delighted that Halton Lodge has this wonderful new facility which I am sure will bring hours of pleasure to local families. Cosmopolitan have gone to great lengths to consult local people about the transformation of the site and the result is truly spectacular. We would like to thank everyone, especially the Halton Lodge Young Leaders Group, who have worked with us to make this possible.”

RIVERSIDE ANNOUNCES SPONSORSHIP OF CFM’S CASH FOR KIDS FAMILY FUN RUN

Riverside, Carlisle’s largest provider of social housing, has announced that it is to sponsor this year’s CFM Cash For Kids Family Fun Run which is due to take place on 10th October 2010.
Every year CFM Radio’s Cash for Kids raises thousands of pounds to support local children who suffer abuse or neglect, are disabled and have special needs or who simply need extra care or guidance.
Julie Sutherland is Marketing Communications Executive at Riverside and has been involved in managing the sponsorship.
She said: “This year to help raise even more money CFM have organised a Family Fun Run of 1.5 miles around Carlisle’s Bitts Park. Riverside has worked alongside CFM on a number of projects to help raise money for Cash for Kids in the past.
“As a Housing Association we not only provide a roof over people’s heads, we also invest heavily in local communities. We are proud to be associated with such a worthy cause and hope that we will be able to help raise lots of money for the charity.”
Diane Campbell, Charity Manager of CFM Radio’s Cash for Kids said: “We are absolutely delighted that Riverside has come on board to sponsor this event and show their support for Cash for Kids. The Family Fun Run is becoming an integral part of the Cumbrian Calendar, with Riverside’s support it can only become bigger and better and, more importantly, raise lots of money for disadvantaged and disabled children right here in Cumbria and South West Scotland.” Details of how people can take part in the Family Fun Run will be available shortly.

FREE AND FUN SUMMER ACTIVITIES FOR BLACKPOOL RESIDENTS

Blackpool Council’s Reassurance Plus team, in partnership with Blackpool Coastal Housing, are proud to offer Grange Park residents the opportunity to take part in FREE Theatre workshops this summer. The activities are in association with Class Act Theatre School and follow in the success of the ‘Grange Has Got Talent’ event held earlier this year. Young people will be given the opportunity to learn how to build sets, paint scenery and make costumes and props. These will then be used in a major community theatre production, staged by and performed for residents of Grange Park in September 2010. Class Act prides itself on being a Theatre school with a difference. Rather than just teaching children performing arts it endeavours to teach life skills, confidence and leadership skills aiding their development into adult life. The workshops for young people will take place at The Grange Youth Centre, every Wednesday from 21st July to 25th August and last from 9.30am to 12.30pm. Neighbourhood Manager, Richard Scholes, said: “This is a great opportunity for our residents to do something that’s different and fun, whilst at the same time bringing the community together to make Grange Park an even better place to live.” The workshops will be completely free of charge and will be supervised by qualified staff. Talented adults are also being invited to get involved in the project.

Spectators are urged to come to a charity cricket match at Hale Barns Cricket Club on Thursday 22 July from 4pm. Employees from Great Places Housing Group will take on staff from law firm Pannone at the club at Brooks Drive, Hale Barns, Altrincham. The event will raise cash for cancer charity The Christie Charitable Fund and spectators will be urged to dig deep and make a donation. NEW CHORLEY HOMES EMERGE ON FORMER PUB SITE

New homes being built on the site of a Chorley pub that lay derelict for several years are nearing completion.

Nineteen new homes for rent are being built by Adactus Housing Association on the site at Botany Brow.
The homes – to be managed by Chorley Community Housing (CCH) on behalf of Adactus – include 12 large family houses and 7 flats. The homes will be let to people from Chorley Council’s housing waiting list.
The Talbot Arms was demolished in December 2009 and work on constructing the new homes, which are due for completion later this year, started in earnest in the spring. Developer Primrose Holdings are building the £2.25m development.
CCH Director of Operations Richard Houghton said: “The properties are very much in keeping with the surrounding area and will provide a great boost to the supply of much needed family accommodation to rent in Chorley.”

LIVERPOOL H.A.s JOIN FORCES TO TACKLE WORKLESSNESS

New research into worklessness in the Liverpool City Region, carried out for the City Employment Strategy by Helen Cope on behalf of ConsultCIH, has resulted in a groundbreaking agreement by 14 local housing associations and their partners to tackle this growing problem on their doorstep.
Government figures show that 1.4 million people in the UK have been on an out-of-work benefit for nine or more of the last 10 years – in the Liverpool City Region this translates to over 240,000 people being classed as “economically inactive”.
At the Local Government Association’s conference in Bournemouth earlier this month, CIH’s Chief Executive Sarah Webb stressed the importance of this new partnership: “The work this partnership has carried out demonstrates what we have known all along – that housing organisations are making a huge contribution to tackling worklessness.”
Sarah added; “This is an exceptional partnership between the City Employment Strategy partners, including 6 local authorities, Jobcentre Plus and no less than 14 housing associations who have committed to do more in the future. A large part of this commitment will be met by the associations’ own resources.”
Commissioned by the Liverpool City Region’s City Employment Strategy Partnership, this document is based on detailed independent research by Consult CIH and outlines the contribution of registered housing providers (formerly known as Registered Social Landlords (RSLs) to tackling worklessness across the Liverpool City Region.
Liverpool City Region Cabinet Member and Leader of Knowsley Council, Cllr Ron Round, said: “Tackling unemployment is a top priority for all of us – especially during these economically uncertain times. Bringing in a wage is vital in improving the quality of life, not just for the wage earner, but whole families as well. Agreements like this, which create closer working between vital partners, should lead to the much needed creation of new employment opportunities for the people of the City Region.”
Whilst full details of the report will not be publicly available until September 2010, we can reveal that the main thrust of the report suggests that local housing associations within the region could save government £800,000 a year just by creating 100 jobs.
The potential to do much more than that is laid out in the report with examples of individual case studies. Each of the partners in this project is focussed on transforming their response to resident employment and has signed up to seven commitments on job creation.
Housing associations are in a unique position in that they are long term investors in neighbourhoods and have both the capacity to influence contractors and suppliers to encourage them to employ and train local people; they also have the ability to maximize engagement opportunities both with tenants and the wider community (including schools, youth groups and individuals) to raise awareness of training and employment opportunities.

CONTOUR ENCOURAGES TENANTS TO BLAB ON A BLOG

Contour Housing Group has teamed up with Manchester based digital media company AND Digital, to develop the Community Blog Awards – a new medium to encourage local communities to talk to each other using blogs.
Samuel Cooper from Contour said: “The Community Blog Awards provide a great opportunity to encourage communities to engage with each other. Blogs can spread good news, provide opinion, start a campaign, create awareness about an event or just ensure local people talk to each other. It is important that local communities have a voice in the increasing social media landscape.”
Any of Contour’s 20,000 residents and tenants living across the North West region is eligible to enter – regardless of age. And for those not familiar with blogging Contour and And Digital are offering a free training course to provide help and advice on how to write and market a blog.
Tom Cheesewright from AND Digital said: “From the pithiest twitter stream to the most verbose commentaries, great blogs entertain or educate, engender debate and sometimes enrage. We’re looking for entries that fit all of these descriptions, but we’re also interested in what the blog can give its author – an outlet for their thoughts and a platform to learn web, design and copywriting skills.”
There are three categories to enter: best personal blog, best local blog and best advice blog. Categories will be judged on originality, wit and the value they add to the community.
The judges include Tom Cheesewright, Dave Carter Head of the Manchester Digital Development Agency and Kate Feld a freelance writer and creator of The Manchizzle, one of Manchester’s most popular blogs.
The overall winner will receive a Netbook, so they can continue developing their blog as well as support from AND Digital.

RIVERSIDE POOLS RESOURCES TO TRANSFORM MEDIEVAL POND

A Runcorn pond that dates back as far as the Middle Ages has been transformed from a dumping ground to a nature reserve, thanks to social landlord Riverside.
Riverside has worked with landscape architects Mouchel and Grace Landscapes to transform the dilapidated Gorsewood Pond in Murdishaw to a wildlife haven and community resource for local children and residents to enjoy.

The project is part of a wider scheme to develop green spaces in the North West and beyond, thanks to a successful bid by landlords Riverside, Places for People and Peabody who have secured £15,669,990 from the Big Lottery Fund’s Changing Spaces programme.

Riverside earmarked £127,522 for the project – of this £75,872 is from the Big Lottery Fund, and £51,650 from Riverside’s regeneration budget – to rejuvenate the pond and surrounding area in Runcorn.
Earlier this month children from neighbouring Gorsewood Primary School joined head teachers from other local schools, Riverside and partners to celebrate the launch of the pond.
Chris Frazer, Riverside’s neighbourhood manager said: “Everyone was surprised to see the renovated pond, which was once a blot on the landscape. People used to dump waste and it became overgrown and stagnant. In its current state it will now attract more wildlife and the new seating and improved landscaping means that everyone can enjoy the space.”
Local school children can now use the pond for ecological study – to enhance studies in science and the environment.

DOG SAFETY WORK A SUCCESS IN SOUTH LIVERPOOL

A day of dog safety work carried out by a housing association and the Dogs Trust has been hailed a success.
Liverpool Mutual Homes (LMH) teamed up with the Dogs Trust to carry out micro-chipping, neutering and health checks for tenants’ dogs in the Aigburth area of the city.
The event held in Beechwood Gardens for tenants on the Beechwood, Heydean and Hurstlyn estates saw 36 dogs being micro-chipped, 41 neutered and 70 given check-ups to assess their health.
The work follows quickly after LMH tenant, Kelly Jones, received an ASBO in May for failing to control her dog in the Beechwood Road area, and is part of the housing association’s ongoing work to make its communities safer places for people to live.
Director of Housing and Neighbourhood Services, Angela Forshaw, said: “The day was a great success with so many tenants taking the opportunities to register their dogs, make them safer and check their health.
“We are going to hold more days with the Dog Trust across the city throughout the summer and are calling on all LMH tenants who own dogs to be responsible and get their dogs micro-chipped and registered, and to control them at all times.
“Anti-social behaviour is something we take very seriously and we simply will not tolerate people making tenants’ lives unbearable.
“We have already shown we will take a strong line against those blighting our communities and encourage anyone suffering from anti-social behaviour to report it to us so we can act on it immediately.”

A RAY OF SUNSHINE FOR NORTHWARDS TENANTS

There was an unexpected ray of sunshine in store this summer for Anthony Firth as he swanned off to sunnier shores with £1,000 in his pocket as he grabbed a grand in the Northwards Xtra draw, organised by Northwards Housing.
Anthony, from Cheetham Hill was the top prize winner in the seventh Northwards Xtra event. So far Northwards has given away a whopping £21,000 to top tenants who have paid their rent on time and stuck to the rules of their tenancy.
As well as generous cash prizes there are fantastic gifts to be won, from family days out, fancy mobile phones to the latest cutting edge computer games, there’s something for everyone.

The winners are invited to a special prize giving event at Hexagon Tower to collect their goodies and enjoy a bit of a celebration. The prizes were given out by Chair of the Northwards Board Sue Ratchford and Chief Executive Robin Lawler who really enjoyed handing out the big cheques.
Anthony said he was going to splash out on a holiday this summer, a real treat after the coldest winter for 30 years.

Other winners included Lynn Dodd from Newton Heath who won £500. Lynn planned to spend her winnings on some new tyres for her car, but we hope she treats herself to something a bit more exciting as well.
Terence Colgrave from Charlestown won £250, just in time as his washing machine has broken and it’s time for a new one.
Tracy Vasey was the lucky winner of a family day out up to the value of £300! She’s off to Alton Towers with the kids for a day of ice cream, hot dogs and rollercoasters.
Alan Ashcroft of Charlestown was a bit bemused by his prize of an Xbox and games, fortunately his grandchildren Jack aged five and Kieren aged seven couldn’t wait to show granddad what to do.
The next draw takes place on 29 September.

YOUNG PEOPLE TRANSFORM BCH GARDEN

A group of young volunteers working with the Prince’s Trust have revitalised a Blackpool Coastal Housing garden at Horsebridge Community Centre.
The Grange Park Reassurance Plus team was delighted to support the volunteers with the rejuvenation of the well-used garden on Grange Park, who are taking part in the Lancashire Fire and Rescue Service Prince’s Trust development course.
The garden had no seating and inadequate fencing, but after some much-needed work, it is now an oasis of calm where residents can go and relax over the coming summer months. The young volunteers raised £300 in funds by packing customers’ shopping bags at the local Tesco supermarket. Various other people also contributed their time, experience and resources to help with the project.
Councillor Brian Doherty, of Park Ward, said: “I have always admired the work the Prince’s Trust do to improve the skills of young people. I thought the young volunteers made an excellent job of our community garden at Horsebridge and it is now a fantastic facility for the residents, particularly the elderly in the area. I hope we can be involved in working with the Prince’s’ Trust again soon.”
The young people are taking part in the twelve-week programme that aims to develop the young volunteers’ confidence, motivation and skills. Each person had a specific role to play in the revamp of the garden, they installed and painted a new fence and bench, arranged to spread wood chippings, and generally tidied up the area. Each one contributed to making the garden a much more attractive place for residents to use and enjoy.

THE ANFIELD COW DELIGHTS LIVERPOOL COMMUNITY

A black and white newcomer to the Anfield/Breckfield area of Liverpool is causing quite a stir in the neighbourhood.
The new arrival is a 40kg life-size model cow who has taken up residence in the Gilman Street community garden.
Residents have been intrigued by the cow’s enigmatic presence and are now keen to adopt her as one of their own.
The cow has been welcomed by LHT’s Jigsaw team (part of Vicinity Group) who landscaped the field after the demolition of older property in the area as part of the Housing Market Renewal Programme.

Working in partnership with New Heartlands, Liverpool City Council and the local community, Jigsaw created the wildflower garden last year as an improvement to an area that is currently undergoing a radical process of change.
In response to the attention that the cow is attracting, Jigsaw has decided that she should be formally adopted and are running a competition to name her.
The competition is open to all Merseyside households and the winning name will be chosen on 31st August with the chance to win a mountain bike.
Talking about the competition, Terry Bouch from Jigsaw said: “One of the first words children say is moo and I think people have a natural affinity with these animals. We are delighted by the interest the cow is generating and think she fully deserves an official naming ceremony.”

Contour Housing Group is advertising for young people to join its head office Apprentice Scheme based in Salford. The company, which is one of the biggest housing and regeneration organisations in the North West, started its apprenticeship scheme in 2008 and says it has benefited the business in many ways. Gaynor Leary Organisational Development Officer for the company said: “Apprentices bring a fresh approach and a keenness to learn. Initially we started the scheme because we felt the general recruitment process was failing to provide the quality candidates we wanted. “Offering a thorough grounding in company departments provides apprentices with an understanding of the sector in general and our business in particular. We can then select permanent staff from those young people who demonstrate a commitment and interest in what we do.” The young people will benefit from a one year apprenticeship in Business Administration working towards a Level 2 qualification. Gaynor added: “It is increasingly difficult for young people to find employment. Apprenticeships offer a genuine route to employment that provides remuneration and real job experience. “Of the seven apprentices who started on the initial scheme, five are nearing the end of their second year in a three year scheme. Contour is now looking to recruit a further five. “These young people should not be seen as cheap labour or a quick fix to a staff problem. THOUSANDS OF MANCHESTER RESIDENTS URGED TO MAKE THEIR VIEWS COUNT

People living in east and south-east Manchester are being given the opportunity to shape the way their homes are managed as part of a large-scale survey involving tenants of Eastlands Homes.
Sheila Doran, Chief Executive of Eastlands Homes said: “This is the biggest survey we have ever carried out, involving all of our 8,000 customers. We need their views to help us make improvements to our services, and this questionnaire is the perfect opportunity to do exactly that.” The housing association has sent the Tenant Satisfaction Survey to customers living in properties across Beswick, Clayton, Openshaw, Miles Platting, Gorton, Ardwick, Levenshulme, Longsight and Rusholme. Sheila added: “We care about what our customers think about us and want them to know that their opinion really does make a difference. It’s really simple to do and should take no longer than 10 minutes to complete. “The last time we carried out a survey of this kind was in 2007, before we were joined by customers of more than 5,200 homes from Manchester City Council. For many people this will be the first time they have had the opportunity to give their views to us in this way, so we want to encourage everyone to take part.” As an incentive, everyone who returns a completed questionnaire will be entered into a prize draw with a chance to win high street vouchers. Results of the 12-page survey are completely confidential and are being collated and analysed by research company Ipsos MORI. The overall findings will be passed to Eastlands Homes later this year to enable them to make any necessary improvements. The survey includes questions on a range of issues from the quality of the tenant’s home and neighbourhood to the way Eastlands Homes carries out repairs and other services. MANCHESTER SHELTERED HOUSING SCHEME UNVEILS A ROOM WITH A VIEW

Tony Lloyd, Labour MP for Manchester and Clayton ward councillors Mick Loughman and Jim Battle were invited by residents to cut the ribbon and open the doors to a room with a view when a new ‘garden room’ was officially opened at Auden Court sheltered housing scheme in Clayton, East Manchester. Residents gave a cheer as the doors were opened on the new garden room which overlooks and opens out onto the gardens at the scheme, giving residents a sunny addition to their communal lounge where they can sit and enjoy the colourful patio area, whatever the weather. Residents from nearby Charlesworth Court in Beswick were invited to the event which was the idea of resident Brenda Young, who decided to use the day as a fundraiser for children’s charity ‘When You Wish Upon a Star’.

Support services to residents at the schemes are provided by Guinness Care & Support. Resident and organiser of the event, Brenda Young, said: “We were all so pleased that the councillors and most of the residents could attend and even the sun made an appearance. Everyone had a wonderful day, the residents are really pleased with the garden room and we raised £150 between us which we’ll be donating to When You Wish upon a Star.”

SOUTH LIVERPOOL RESIDENTS CELEBRATE COMPLETION OF HOMES REFURBISHMENT

Residents at the Dingle Grange sheltered housing complex in The Dingle, south Liverpool, celebrated the completion of refurbishment work to their homes with a party organised by Lovell, the company which carried out the improvements for Liverpool Mutual Homes.
|
The improvement programme, which began in January, included the installation of new kitchens and bathrooms for the 40 apartments and 14 bungalows at Dingle Grange, with residents continuing to live in their homes during the modernisation work.

Lovell site manager George Shaw, who organised outings and activities for residents during the housing improvement programme, said: “The whole team had a great time doing this job. The residents were a pleasure to work with and we wanted to do something to thank them, so we decided to hold a party to say goodbye.”
The party – which featured a performance by the choir from St Finbar’s Catholic Primary School – was one of a number of activities including a coach trip organised by Lovell for residents during the building work.
The company is also sending some of its apprentices to build some new brick planters for the garden at Dingle Grange. The Lovell team working on site was led by site manager Peter Hughes.
Elaine Leggett, scheme manager at Dingle Grange, said: “All the building team were excellent and they worked so hard on the flats and bungalows. We were like one big, extended family and will miss them now the works have been completed. The residents are over the moon with the improvements and particularly appreciated the various activities and events that Lovell organised.”

PG TURNAROUND VOLUNTEERS CONTINUE GOOD WORK

Parkway Green’s PG Turnaround Team have been helping out in a Greater Manchester community.
The team helped to tidy up the gardens at the Norbrook Youth Centre in Brooklands by laying anti-weed matting and wood chips to help smarten up and improve the area around the building.

The’ PG Turnaround’ project is run in conjunction with the Greater Manchester Employer Coalition (GMEC), to assist individuals in finding full time employment with partner agencies through training, work experience; assistance with CV’s and interview techniques.
The project won a Greater Manchester Employment Coalition (GMEC) Award and was also shortlisted for a national Housing Hero Award.
One of the members of the project, Daniel Griffin, said: “We are just pleased to help and out and make a difference to the local community.”

One Vision Housing held a world cup-themed staff conference at Anfield.
|
The conference was an opportunity to reflect on a successful year for the Sefton-based social housing provider. Recent achievements include the TPAS accreditation which recognises excellence in resident involvement. The Executive Management Team (EMT) facilitated the day, acting as referees and dishing out points to the teams – each with their own adopted world cup country. However, just as they were able to give out the points, they were also able to take them away. Each referee had their own set of yellow and red cards and a whistle which they were free to use as they saw fit. Director of People and Communications, Colin Gibson said: “The staff conference was a fantastic way of thanking the staff for their hard work over the course of the past year. It was also an opportunity to refocus on what we have coming up over the next year and to recognise where we can get better in order to keep improving as an organisation.”

FREE DOGGY DO’S AND DON’TS ADVICE DAYS IN PRESTON

Community Gateway Association (CGA) working in partnership with Lancashire Constabulary, Preston City Council Dog Welfare officers, Environmental Health officers and the RSPCA are holding a number of free advice days for dog owners across the city in July.
The advice days are in response to the levels of Anti Social behaviour involving dogs and increasing levels of dog fouling across estates in Preston.
Owners can bring their dog along for a health check, have a microchip fitted free of charge, receive reduce rates for neutering whilst talking about issues that might affect them looking after their pet.
Sue Roach Community Safety Manager at CGA said: “CGA and our partners are dealing with more Dog related issues across our estates than ever before.
“This can be from a noise nuisance perspective, irresponsible owners who do not pick up after taking the dog for a walk up to the breeding of illegal and aggressive dogs. CGA have adopted a zero tolerance approach to large structure in gardens that accommodate dogs. We are hoping that we can use the advice days in a proactive way to educate owners in responsible dog ownership.”

THE THREE BEARS VISIT TAMESIDE ESTATE

If you had been walking through Brushes Estate, Stalybridge over the last few days you may well not have believed what your eyes were seeing.
For there in various gardens across the neighbourhood were Beetlejuice, the Three Bears, Little Miss Muffet, Humpty Dumpty, Bill and Ben the flower pot men, Fifi and Bumble plus many others too numerous to mention.
|
The characters were all part of Brushes Estate Management Board’s North West Inbloom entry, which is supported by New Charter Housing Trust Group. The Board wanted to do something a little different this year so they asked the tenants to join them in a new and exciting scarecrow festival and competition.
Spokesperson for the Management Board said: “We wanted the whole community to get involved in being creative, making unusual and outrageous scarecrows designs which would then be dotted throughout the estate ready for our scarecrow festival celebrations.
“We hoped to see a wide variety of scarecrows, popping up in unexpected nooks and crannies around the estate and we were not disappointed. A lot of effort was put in by many of the residents both young and old and the result was a truly colourful and exciting display of scarecrows.”
Judging for the competition was carried out by Jessica Brooks, Inbloom Officer for Tameside, and was based on originality and the effort and time taken by those involved. A £50 gift vouchers was awarded to the winners of three categories. The winners were:
Best Single Scarecrow – Little Miss Muffet – Designed by Sharon Kay Best Group of Scarecrows – The Three Bears – Designed by Joanna McIntyre Most Outstanding – Fifi and Bumble – Designed by Joanne Rawlings.

BELLWAY PLANS SUBMITTED FOR NEW OLDHAM HOMES

Plans to build 148 new high quality homes in the Derker neighbourhood of Oldham have taken a step forward this week, as developer Bellway Homes submitted its planning application to Oldham Borough Council.
As part of the Oldham Rochdale Housing Market Renewal programme, over a hundred of the new homes will be available to buy, with the remaining 44 on offer for affordable rent through Northern Counties Housing Association.
The development site, which stretches from Acre Lane to Afghan Street, will provide a mix of two, three, four and five bedroom homes. Much of the land has been vacant for some time, following the clearance of former council flats and the Gardeners’ Rest public house. A short terrace on Acre Lane will be cleared in the coming weeks to allow work to begin on a first phase.

Oldham Rochdale Housing Market Renewal is working with Oldham Council and Bellway Homes to bring forward the development of much needed new homes.
Oldham Council's Lead Member for Regeneration and Environment, Cllr John McCann said: “Bellway’s plans for these new homes is excellent news for Derker. We have assembled the site for new build and we look forward to working with Bellway to create the homes that the local community needs.”
Paul Howard, Divisional Regeneration Manager with Bellway Homes added: “We are delighted to be partnering with Oldham to make a real difference in Derker.”
All of the new homes will be built to Level 3 of the Code for Sustainable Homes. This will show in some obvious physical features such as highly efficient boilers, water butts to collect rainwater and high levels of insulation in ceilings, walls and floors. All these measures will help greatly to reduce fuel bills in the new homes.
And all the houses will meet ‘Lifetime Homes’ standards – design features that make the homes convenient, accessible, safe and flexible. Their purpose is to ensure that homes are ‘future-proof’ – they can be easily adapted to meet the needs of individuals throughout their life.
The planning application is expected to go before Oldham Council in September. If approved, work on site should begin this autumn.

CITY WEST AND LMH HAVE THE FORESIGHT TO DELIVER

Two North West housing associations that have had the foresight to deliver more for less in a climate where the demands on public sector spending are set to increase have launched a new procurement partnership.
City West Housing Trust and Liverpool Mutual Homes have joined forces to establish the 4Site Partnership in a bid to reduce costs and improve services.
The 4Site Partnership is a tried and tested tendering process for housing associations, arm’s length management organisations and local authorities who are looking to procure construction consultants and architects for development projects. The two landlords have demonstrated that by working together in this way they have been able to increase their buying power and reduce costs – allowing them to invest more cash back into their communities from the savings made.
The 4Site Partnership is now expanding and has launched nationally to providers of social housing – enabling their colleagues in the social housing sector to cash in on the savings to be made by working in this way.
Together City West and LMH have involved tenants in jointly procuring, through the Official Journal of the European Union (OJEU) compliant process, two innovative framework agreements. A Consultants Framework for the provision of project management and construction related consultancy services and an Architects Framework to provide architectural services.
Colette McKune, Director of Asset Management at City West Housing Trust, said: “These comprehensive framework agreements, with a range of North West-based and national consultants and architects, have been procured to deliver extensive programmes of improvements to social housing to the satisfaction of tenants, safely, on time, within budget and to an agreed level of quality.
“Having experienced the significant benefits of working in this way, we have now made these frameworks available to other housing organisations and local authorities. We believe that by working in collaboration and combining our collective buying power, we can achieve value for money.”
Steve Coffey, Chief Executive for Liverpool Mutual Homes, added: “We are not necessarily looking to find the cheapest, but those who can provide best value for money. By combining the purchasing power of organisations to enhance the benefits from a reduction in the cost of goods or services can be proven to result in staggering cost efficiencies across the board. Any savings can then be re-invested.”
City West has already saved a staggering £2.5m because of the deal – a saving of nine percent compared to the proposed costs of its Decent Homes Improvement programme.
The 4Site Partnership can now be used to appoint consultants and architects for specific projects.
City West manages more than 14,500 properties in west Salford, whilst LMH looks after 16,000 homes in Merseyside. The housing associations are currently delivering a total of £635m worth of investment to improve properties across the two cities.

MORTGAGE SCHEME COMES TO THE RESCUE FOR FIRST TRAFFORD FAMILY

A Trafford family are able to stay in their home because of help and support offered through the Mortgage Rescue Scheme (MRS).
The family, who wish to remain anonymous, are the first in the borough to benefit from the National scheme, commissioned by the council and managed by Shelter, which was put in place during the recession to help people facing eviction from their homes.

The family sought advice from Shelter advisers after having to take out two loans against their homes after being made redundant and struggling to pay the bills. Shelter told them about the Mortgage Rescue Scheme initiatives and helped them make an application to the Government’s Fast Track Team. The case for mortgage rescue assistance was approved and their details were passed on to Plumlife, the North West Homebuy agent for MRS.
On 23rd July 2010 the family will become Trafford’s first successful MRS applicants. Their home was bought by Plumlife who now rent back the property to the family meaning they can stay in their home as long as they wish.
The family have said: “The scheme has made such a difference; it has taken away a lot of the pressure that we were under. The process was completely painless and we can stay in our home where we want to be.”
Executive Councillor Mike Cornes said: “The story of this family shows what a difference this scheme can make to those people who are in need and fall within the necessary criteria. I would urge any resident who is struggling with their mortgage to contact Housing Options or Shelter to find out if they are eligible and what help and advice is available for them. Even if you are not elible for MRS there is plenty of help and advice available to help you with your mortgage or rent.”
Two more Trafford families are due to complete on the Mortgage Rescue Scheme later this summer.

BLACKPOOL COASTAL HOUSING WINS NATIONAL HOUSING ACCOLADE

Blackpool Coastal Housing are celebrating after being selected as the winner of a national award by the National Federation of ALMOs (NFA), whose 69 member organisations oversee more than one million council owned properties across England.
The winners of the 2010 NFA Awards were announced at a ceremony last Thursday at the Midland Hotel, Manchester.
Blackpool Coastal Housing won the Best Community Initiative sponsored by Connaught Partnerships Limited, a category that celebrates initiatives that make a positive difference to community life.

Winning the award is the culmination of a lot of hard work from individuals and agencies, which enabled Blackpool Coastal Housing to stand out from some very tough competition from around the country.
Blackpool Coastal Housing was successful in bidding for £439,972 Gypsy and Traveller Site Grant (GTSG) in 2006 from Communities and Local Government. The money from the bid was then used to construct a single storey Community Centre which will be used to support training, personal development, Health and Education within the community. Blackpool Coastal Housing are working closely with outside agencies to help meet the needs of the Travellers on the site and see this as a crucial part of their vision and values.
Representatives from the 20 short-listed ALMOs (Arms Length Management Organisations) across the country gathered for the award ceremony, part of the NFA’s annual two day conference, before Blackpool Coastal Housing were selected as a winner.
The awards evening was hosted by Janet Street-Porter and judged by an independent panel; Alison Inman, Chair of the National Federation of ALMOs; Michael Gelling, Chairman of the National Tenant Voice; and Roger Jarman, Head of Housing at the Audit Commission.
Alison Inman said: “The NFA Awards always command a high standard of entry and this year has been no exception. The creativity, pro-activity and innovation shown by these individuals and teams and, above all, their steadfast commitment to housing and local communities should act as a benchmark for the entire ALMO movement.”
Peter Jefferson, Chief Executive of Blackpool Coastal Housing, added: “I am delighted that this innovative scheme has been recognised by the N.F.A. The building not only enhances the appearance of the Travellers Site, it will also contribute to the quality of life of all the travellers on the site.”

THE NORTH WEST GETS PHILOSOPHICAL

Community groups, schools and businesses across the North West got philosophical when they took part in the first ever Big Chin Rub – an event organised by Salford based Contour Housing Group.
Sam Cooper who organised the event said over 50 groups and around 1000 people from across the North West joined the Big Chin Rub and debated the question ‘What Makes a Good Community?’
He said: “Philosophical enquiry is a new and exciting way to engage with people. We have been using it very successfully for several years as it encourages individuals, communities and organisations to question, challenge and change their perspectives.

“We wanted to use The Big Chin Rub to introduce philosophical debate to a wider audience and we have been delighted that so many have been able to get involved.”

From primary school children to residents in sheltered schemes, from pub groups to residents associations – people across the region embraced the idea of philosophical enquiry.
The feedback received from people who have tried this method of debate for the first time has been very positive and Contour intend to have a Big Chin Rub every year and attract new people to the idea of philosophy.
Sam added: “Northerners have shown that you don’t need to be afraid of the ‘p’ word. Philosophy is just another way of talking and as we demonstrated last week – it’s really good fun. Next year we want more people to join the debate.”

NORTHWARDS HOUSING LOVES COMPLAINTS

Northwards Housing has gone much further than the TSA requirements for raising standards in complaints handling.
The “We love complaints” handbook for employees has been highlighted for praise after Northwards received the CSE accreditation for the fourth year running.
The Customer Service Excellence accreditation identified the unique complaints pocket guide as an area of compliance plus. This means that amongst other examples within Northwards, the booklet was cited as exceeding expectations in helping to provide excellent customer service.
The handbook is a pocket sized guide that innovatively doubles as a tea coaster so that employees will always have it on hand for advice when dealing with all types of complaints.
Topics dealt with range from examples on how to behave when confronted with an aggressive complaint, to stressing the importance of body language when communicating with customers. The guide provides all employees with an excellent base for dealing with complaints professionally and efficiently.
Robin Lawler, Chief Executive of Northwards said: "We have found the complaints handbook really useful - it provides a standard, consistent and effective way of dealing with all complaints. We really do love complaints because they help us to continuously improve our customer services."

WEAVER VALE HOUSING TRUST RAISES OVER £20,000 FOR CHARITY

Generous staff at Weaver Vale Housing Trust have dug deep to raise over £20,000 for charity in the past two years. The Joshua Tree, a local charity based in Sandiway, has been the main beneficiary with funds helping the charity to continue to develop a holiday house and support centre where children with a life-threatening illness can visit with their families. The Joshua Tree was the Trust’s nominated charity from July 2008 to July 2010 and a range of events – including a sponsored 12-hour run and 1,000 mile walking challenge – have helped raise almost £20,000.

The Trust’s charity group also organised a staff Strictly Come Dancing event, summer fundraising days, curry nights and cake sales to help secure the total.

Fran Sant, from Weaver Vale Housing Trust said: “Staff at the Trust have been extremely enthusiastic in their support of the Joshua Tree over the last two years and I hope that the money raised will make a real difference to their fantastic cause. “We are very proud of all our charity work and are always looking for new ideas to raise money. As well as the opportunity to give something back to the local community our fundraising efforts also get people together from throughout the business that might not normally meet during the working day – which is great for staff morale.” From July 2010 the Trust’s new nominated charity is St Luke’s Cheshire Hospice, an adult hospice that cares for people from Mid and South Cheshire suffering from cancer and other life-threatening illnesses. St Luke’s Corporate fundraiser Karen Burns said: “We are thrilled that a local company have chosen to support us this year. Weaver Vale Housing Trust does a lot of good work with families and individuals in the community so it is a natural fit with St Luke’s as we care greatly for patients and families who find themselves in need of our special care.” “One in three of us will be affected by a life threatening illness during our life time and the Trust has shown a commitment to care for their own employees and the community by supporting St Luke’s. We need to raise £6,200 per day, so their support is greatly appreciated.” The money raising for St Lukes is already off to a flying start with over £1,900 collected at a summer fundraiser held earlier in July.

TIME TO GET GARDENING IN CHORLEY

Tenants of Chorley Community Housing are being urged to get gardening with the news that the deadline for the Association’s gardening competition is this Friday (23rd July 2010).
£100 of prizes are up for grabs in the competition, which includes categories for best individual garden, best community garden or project and most creative use of a small space or container.
CCH Resident Involvement Officer, Sam Ryan said: “We’ve had a real mix of sunshine and rain this summer, but hopefully the extremes of weather won’t stop people submitting their entries. There are some lovely displays on show all across Chorley and the surrounding villages and so we’d encourage anyone who has some colour in their garden to submit an entry.”
The competition will be judged by staff and residents and the winners announced in August 2010.

Councils across the country have identified thousands of empty homes at a time when housing waiting lists are growing. Resolving this issue has now become a top priority. The Regenda Housing Group is being proactive in tackling this issue in its Oldham and Rochdale neighbourhoods by purchasing these empty properties from private landlords and carrying out full refurbishments. Bringing these properties back into use provides much needed family housing.

Working in partnership with both Oldham and Rochdale Borough Councils’ Empty Properties Teams, Regenda is helping to reduce the number of empty homes which frequently cause concern for local residents, become a drain on resources or can be potentially dangerous and unsafe.
The purchase and refurbishment of these properties will help to improve neighbourhoods in these areas by reducing anti-social behaviour, increasing property values, preventing blight, providing more choice of affordable housing and improving the standard of housing available.

I am really grateful to Regenda for having the appliances installed as this has given me the opportunity to furnish and carpet my house and I’ve added other essential items to make my house a home for me and my baby.” Paul Dixon, previous owner of 18 Dover Street added: “My experience of working with Rochdale Housing Initiative and Regenda was nothing but positive. Mark Edwards at Rochdale Housing Initiative and Katherine Kitchener at Regenda were highly professional, efficient and proactive from start to finish. Any reservations that I may have had about dealing with public sector organisations were completely dispelled. JEWSON OPENS AT HYNDBURN HOMES REPAIRS

Hyndburn Homes Repairs, one of the biggest direct works organisations in the area, has entered into a partnership with Jewson Builders Merchant to operate a stores depot at its Altham headquarters.
David Cross, Operations Manager for Hyndburn Homes Repairs said: “Jewson has successfully tendered to operate the stores function for Hyndburn Homes Repairs to enable the repair and maintenance of Hyndburn Homes housing stock in the area. The newly refurbished stores facility recently commenced operation.”

Previously Hyndburn Homes Repairs operated its own in-house stores system but the new Jewson operation will create greater financial efficiencies for the company as well as delivering a better service to Hyndburn Homes customers.
David added: “Thanks to the buying power of a national company like Jewson we will now be able to stock more products, buy them in more cost effectively and have access to a wider range of products. Ultimately this will mean that the majority of customers will have a quicker and more efficient service.”
Jewson Builders Merchants is part of the Saint-Gobain Group and has over 500 branches across the country with a local outlet in Accrington. The Jewson stores at Hyndburn Homes Repairs will be operated by Jewson staff.

WALES: HOUSING AND LOCAL GOVERNMENT LCO GAINS ROYAL ASSENT

Welsh Deputy Minister for Housing and Regeneration Jocelyn Davies AM has joined with representatives of the housing sector in Wales to express her delight that the Housing and Local Government Legislative Competence Order has received Royal Assent.
The approval was granted following a meeting of the Privy Council and means that Wales now has the legislative power to introduce Measures on housing in Wales.
A Measure to enable Local Authorities to apply to Welsh Ministers for approval to suspend the Right to Buy in areas of housing pressure and provide Welsh Ministers with a broad range of intervention powers that are essential to strengthen the regulation of Registered Social Landlords will now be brought forward in the Autumn.
The Deputy Minister said: “I am delighted that The Housing and Local Government LCO’s three year journey is finally over and I’d like to thank all my officials, my colleagues and the Welsh Housing sector for their hard work and unwavering support throughout the process.
“We’re now in a position where we will be able to introduce a Measure, which has the overwhelming support of the Welsh Housing Sector, in the Autumn. I am delighted that we will finally be able to bring this legislation forward for the people of Wales.”
Joy Kent, director of Cymorth Cymru said: “It’s important to us that decisions about how best to meet the needs of people who are vulnerable because they are homeless or have support needs are made here in Wales, not in Westminster.
“We’re really pleased that by all working together, the Assembly and organisations like Cymorth Cymru have made this a possibility and we’re looking forward to working with the Deputy Minister and others to use these new powers to help as many people as possible find and keep a home and build the life they aspire to.”
Keith Edwards, Chief Executive of the Chartered Institute of Housing said: “It is excellent news that housing powers are being transferred to Cardiff. Given the scale of the housing challenge we face, this provides a great opportunity to develop Welsh solutions and create a housing system that is fit for purpose in the future.”
John Puzey, director of Shelter Cymru, said: “It is great news that the Welsh Government finally has the powers it needs to effectively tackle homelessness and address the housing needs of people in Wales. Reaching this milestone is a real achievement, especially after such a long and difficult process.
“The continuing impact of the recession and the severe spending cuts announced in the recent UK budget are likely to leave many more people in Wales in financial difficulty and facing the threat of homelessness. At least now we have the reassurance that the Welsh Government has greater scope and flexibility to act to protect vulnerable people.
“We commend the Deputy Minister for her hard work in keeping the LCO high on the agenda at Westminster and look forward to working with the Welsh Government to develop housing policies around the specific needs of people in Wales.”

LIVERPOOL PUPILS RECEIVE A DRAMATIC MESSAGE

An eight week programme of drama sessions for schools in the Walton area of Liverpool is helping to make pupils aware of issues which are having a negative impact in some communities today.
Liverpool Housing Trust (LHT, part of Vicinity Group) has been working with Altru Drama Ltd to deliver drama workshops for Key Stage 1 pupils (age 5 – 7 years) which address issues such as violence, nuisance behaviour and bad language, making positive choices, friendship and respect.

LHT Regeneration Officer Laura Ierston said: “This is a fun, participative way for children to learn. Tackling such issues at an early stage provides young people with information helping them to make positive choices.”
LHT and Altru will also work with older pupils (age 7+) on a ‘Play in a Day’ project where children create their own piece of theatre based on national curriculum subjects, developing skills and promoting positive behaviour, team work and confidence.

Kate Gorst, Director, Altru said: “The drama sessions are designed to encourage young children to explore the issues in a non-threatening way that encourages them to make positive choices, consider their own behaviour and work with others to develop an understanding of themselves, their community and the world around them.”
Primary Teacher, Vikki Griffiths from Arnot St Mary’s Primary School commended the project, adding: “The children learned how to work well in a team; they learned that caring for one another and their community enables them to be happy as well. Targeting this age group is crucial if we want to change attitudes for the future.”
The schools drama project is part of a wide range of engagement initiatives undertaken by LHT’s regeneration team to promote positive activity among young people.

BLACKPOOL APPRENTICE JOINER SHOWS GIRL POWER AT ITS BEST

Aimee Bond, an apprentice joiner for Blackpool Coastal Housing’s Property Services, has proven that the building industry isn’t just for boys.
Aimee has been judged the best in the UK in the Female Building Skills division at a national awards evening in Manchester, sponsored by the Association of Public Service Employees.

She was shortlisted from hundreds of apprentices from all across the UK and had to take part in a full day of intense interviews, before being announced as the winner.
Since starting her apprenticeship for Blackpool Coastal Housing in 2008, where she studied at Blackpool and the Fylde College, Aimee has been ‘Apprentice of the Year’ for two years running, and was judged a finalist in the Construction Industry Training Board earlier this year.
Cyril Holland, Director of Property Services, said: “Aimee has done a great job since starting her apprenticeship and Blackpool Coastal Housing is lucky to have her as part of the team. For this latest award Aimee was up against apprentices from all over the country and the winning result is down to all the hard work and perseverance that she has put in throughout the course of her apprenticeship.
“The building industry has traditionally been viewed as a male dominated environment but Aimee’s success has proven that this is changing significantly. I hope after seeing what Aimee has achieved, more women may be encouraged to follow in her footsteps.”

CHESHIRE PRIMARY SCHOOL CHILDREN HELP TO PROMOTE SAFETY

A campaign launched by construction company G&J Seddon to promote safety at a building site in Frodsham has called on the creative skills of pupils from a local primary school. Children from Frodsham Weaver Vale Primary School designed posters warning young people of the dangers of construction sites.

Bolton based G&J Seddon is the contractor for Weaver Vale Housing Trust’s 65-home development at St Lukes, on Ashton Drive, and 16 posters designed by the pupils will now be displayed at the site to help keep young people safe during the summer holidays.

Kenton Barker, senior surveyor for Weaver Vale Housing Trust, said: “The Trust is delighted that G&J Seddon has worked with young people who live near to our development at St Lukes to help make sure the site remains safe whilst the construction work takes place.” Maggie Heap, G&J Seddon’s Community Projects Manager said: “Construction sites can often look like very exciting places for children, but in reality they are hazardous workplaces. We are committed to ensuring strict safety measures are taken on site and feel it is important to communicate these whenever possible. “Our school visits aim to raise awareness and hopefully the children will think twice when near construction sites both here and throughout the country.” G&J Seddon’s health and safety manager Peter Elworth and site manager Peter Wilde visited the school to talk about health and safety. During the visit a short DVD about children playing on a different building site was shown and the pupils were asked to spot the dangers. The children were then asked to design the safety posters based on what they had learned. Frodsham Primary’s head teacher Kerry Jarvis said: “It’s great to know Weaver Vale Housing Trust and G&J Seddon are taking our children’s safety so seriously and the children have really enjoyed getting involved in this project. They are looking forward to seeing their posters displayed and having a direct impact on the safety of children in the local area.”

ALL THE FUN OF THE RIVERSIDE SUMMER FAIR IN OLDHAM

The Riverside House annual summer fair was another big hit this year as friends and family of residents came along to join the usual frivolities and help raise money for charity at the sheltered housing scheme in Uppermill, Oldham.

With special guest appearances from Shrek and Fiona, (aka resident Trevor Burgess and Clare Byrne, a resident’s family member) amongst other celebrities.
Scheme Manager Sue Mannion and the residents went out of their way to make it a fun packed event, this year raising £1,172.00 for therapy classes at Oldham’s new state-of-the-art cancer centre, The Christie.

The event was opened by Councillor Keith Begley, Chairman of Saddleworth Parish Council, and featured plenty of stalls and entertainment for everyone to enjoy, including a ‘Good as New’ stall, tombola, raffle, and a chocolate fountain.
There were also giant versions of classic games such as Snakes and Ladders, Jenga and Connect Four for the children and as in previous years, everyone made a great effort with their fancy dress costumes.
Susan Mannion, Scheme Manager at Riverside House, said: “This year has been another great fundraising achievement, we’re all thrilled to have raised so much again for charity. The day was great fun for everyone and the amount of support for the event shown by the residents here and in the surrounding community is overwhelming.”
The sheltered housing complex at Kenworthy Gardens, Uppermill, Oldham is owned and managed by Guinness Northern Counties with personal support provided by its sister company Guinness Care & Support. It comprises 35 one and two bed flats for people aged over 60, along with communal gardens and other facilities.

WARRINGTON TENANTS PREPARE FOR A BLOSSOMING FUTURE

Green fingered Warrington tenants are looking forward to a ‘blooming’ future after a flower bed was created at their sheltered housing scheme.
Kind-hearted staff at community regeneration specialist Bramall Construction, (part of the Keepmoat group), donated twenty tonnes of soil to form a raised flower bed at Woolston Hall extra care housing scheme in Hall Road, Warrington, and another at Sankey Manor in Vine Crescent, Warrington.

Tenants are expected to plant flowers this summer to liven up the grounds and the flower beds have been built high enough to accommodate people in wheelchairs.

The package of works saw Bramall modernise and extend Woolston Hall, a 27 bed sheltered housing scheme, and Sankey Manor, a 21-bed scheme, in 2008. Bramall used the majority of soil to fill in the flower bed at Woolston Hall and the remaining soil was used to fill in an existing flower bed at Sankey Manor in Vine Crescent, Warrington.
Bramall’s Site Manager Robert Bailey said: “The tenants are delighted with their new flower beds which are 10 metres long and will be cared for by the residents over the coming months. “We’ve got an excellent relationship with Golden Gates Housing and although our Decent Homes work has come to an end, we still work for them whenever they need us to carry out refurbishment work. We are pleased to be able to give something back and help them in this way.”
Sarah Woodward, Scheme Co-ordinator for Woolston Hall, said: “We can’t thank Bramall enough for what they’ve done, they’ve been wonderful. “It’s something the tenants have wanted to have done for some time but they haven’t had the money to make it possible. The flower beds are a mahogany colour so they blend with the outside table and chairs and have been designed so people can stand at the back and tend to the flowers at eye level, with disabled access at the front.” She added: “Woolston Hall has been totally transformed by Bramall as part of the refurbishment process as it used to look like bedsit accommodation before, but is definitely a lot more modern now. “Bramall staff have been outstanding ever since they started working here and the tenants only have good words to say about everything they’ve done.” Alison Young, Golden Gates Housing’s Older Persons Manager, said: “We are really pleased, now the residents can use their ‘green fingers’ to enhance the look of their garden. It is a great opportunity for them to do some gardening and to then see the results of their hard work as the plants grow.”
