The Notting Hill Housing Group's stock compromises approximately 25,000 dwellings of which 16,000 are tenanted and 3,500 are leasehold. The stock is spread across London and the Home Counties. The estimated overall spend for 2009/10 was £14m excluding VAT

Hyde Housing Association Limited is inviting tenders from suitably experienced and qualified consultants to join a nationwide framework to provide consultancy services to the Authority under framework agreements for affordable housing new-build residential accommodation projects.
Estimated total value of purchases for the entire duration of the framework agreement estimated cost excluding VAT Range: between £8m and £11m.
The principal focus of projects will concentrate on housing but will include elements of commercial and retail developments. The services under the framework agreements will cover the Authority's development programme across London and the East, South East and South West of England and will be for a duration of 4 years from the date of appointment of the framework agreements, although consultants should note that call-offs under the framework agreements may naturally extend beyond this period, depending on the duration of the relevant project timetable.
The framework will be procured in two Lots. Lot 1 shall be for architectural services. Lot 2 shall be for employer's agent, contract administrator, CDM coordinator and cost consultancy services. The Authority intends to enter into a form of framework agreement with each of the successful consultants, for each Lot.
Consultants will need to be experienced in partnered methods of procurement in relation to affordable housing schemes, working collaboratively with local residents and tenants, and developing homes for rent or sale (including on a shared equity basis). Interested consultants should be able to demonstrate both relevant knowledge and particular skills to provide the services described.

CALL TO REVISE HOUSING BENEFIT CAP IN LONDON

The housing benefit cap for London must be revised or nearly 15,000 families could lose their homes, according to London Councils. Figures compiled by London Councils show that 14,661 families in the capital could be forced to leave their homes or live in overcrowded conditions unless housing benefit caps imposed by the government are not revised. The warning comes after the government has announced that it would be placing national caps on Local Housing Allowance (LHA), a form of housing benefit specifically for tenants living in private accommodation. London is the only region to be hit by the caps as the shortage of housing in the capital means that cost of renting privately is much greater than anywhere else. Of 650,000 homes being rented through the private sector in London, more than one in three is rented to families in receipt of LHA or Housing Benefit. Some 18,645 households in the capital stand to be affected by the cap. Of these around 10,500 are from inner London and could be forced to leave their homes and move to outer London boroughs, placing a huge burden not just on housing but on other public services like schools. Many of the families in receipt of LHA have jobs and play an important part in keeping London’s economy and public services going. In at least one borough this figure is as high as 50 per cent. London Councils is urging the government to allocate a budget to make sure that inner London can cope with the massive shortfalls the caps generate, or revise the caps for the capital so that high house prices are taken into consideration. London Councils’ Chair, Mayor Jules Pipe said: “Everybody recognises the need to reform the housing benefit system. But while we understand what the government is trying to achieve, setting an arbitrary cap without any consideration to London’s high property values will have several unforeseen consequences. “Some 10,500 households in inner London could be forced to leave their homes and move to outer London boroughs. This will put huge pressure not only on housing in these outer London boroughs, but also on other public services such as schools with many already struggling to cope with an explosion in demand for places. This migration will have a considerable impact on outer boroughs and will be difficult to cope with. “Many of the people who will be affected are in work but on low incomes and play an important role in keeping London’s economy and public services going. In some inner London boroughs as many as half of the families in receipt of this benefit work for a living, but if they are forced to move away they may have to give up their jobs. “We want the government to revise the cap for inner London or allocate a budget to make sure that inner London can cope with the massive shortfalls the caps generate.”

SUCCESSFUL MAIDEN BOND SHOWS MARKET CONFIDENCE IN SOCIAL HOUSING

The Hyde Group has successfully raised £200m from the bond markets.
The group secured a lending rate of 5.125% - the most favourable achieved by any social housing provider since the financial crisis began in 2008. The deal gives the business the option to raise a further £50m within the next year and a half.
David Eastgate, Hyde Group Chief Executive, said: "We are delighted at the competitive rate we have secured as this reflects investor confidence in the Hyde Group. This bond will enable us to do so many things as we look to continually improve services to our residents.”
Housing Minister, Grant Shapps said: "This successful bond issue shows just what can be done when housing associations are innovative in raising money to benefit people in social housing. I applaud Hyde's approach in making sure the organisation can continue to thrive and grow in difficult economic times."
The bond is a 30 year senior secured issue, rated Aa2 stable by Moody's Investors Service. The credit margin of 105 basis points (1.05%) over the 2038 UK gilt rate compares favourably to other housing associations who have issued bonds this year.
The bond has been priced at an issue price of 98.3%. The orderbook was in excess of £350m comprising high quality institutional Sterling investors. Lloyds TSB Bank plc and the Royal Bank of Scotland plc acted as Joint Bookrunners for this issue. The bonds will be listed on the London Stock Exchange and will mature in July 2040.

CITYWEST ASKS RESIDENTS TO HELP DESIGN HOUSING SERVICE

CityWest Homes is holding the first round of consultation sessions asking their tenants and leaseholders to help design the housing management service they would like. Next year will see many exciting changes to how CityWest Homes provides services, including a centralised repairs service; the creation of four area service centres to speed up local decision making and improve value for money; and a new IT system to deliver more effective services. Housing management contracts with Pathmeads, Pinnacle and RMG are due to end next year and CityWest Homes will reduce the number of contractors to just one.
The new contract for direct services will cover half of Westminster City Council’s properties across the city and the other half will be managed by CityWest Direct. Both elements will continue to be led by CityWest Homes. CityWest Homes is asking residents to help set the new service standards for the new arrangements and will be holding a series of drop-in sessions.

POPLAR HARCA YOUTH EMPOWERMENT BOARD WINS AWARD

Poplar HARCA has won the London final of the National Housing Federation’s What We Are Proud Of awards for its pioneering work with young people.
Fintan Tynan, Resident Empowerment Manager at Poplar HARCA, said they had been on an “incredible journey.” Fintan added: “The biggest lesson was that young people are the experts on young people. If you want to know the best way to involve young people, ask them!” Poplar HARCA created the Youth Empowerment Board to give young residents a voice in major decisions, including training and employment. The board has helped to secure £6 million to build a world class youth centre in Poplar. Poplar HARCA triumphed at the July 9 awards ceremony in central London and will go on to compete for the national title in September against eight other regional winners. It held off stiff competition from East Thames Group and Gateway housing associations in voting at the awards ceremony. The annual award is designed to showcase innovative work in the community by housing associations and is sponsored by leading facilities services provider Morrison and independent consultants Campbell Tickell.

RESIDENTS REJOICE AT HOMES FOR HARINGEY ANNUAL OPEN DAY

Hundreds of Haringey tenants and leaseholders attended a sun soaked Open Day at Wood Green Civic Centre for a fun filled day full of entertainment, prizes and advice workshops.
Organised by Homes for Haringey, the second annual Open Day saw up to 500 local residents and families pop in to enjoy live music, steel band entertainment, a barbecue and a chocolate fondue. A variety of workshops from how to become a resident board member for the organisation, to fire risk prevention and advice sessions on managing household finances were also available to visitors.
Homes for Haringey’s decent home contractors, the NHS and Safer Neighbourhood team were amongst the 20 information stall holders present on the day. Also joining the celebrations was Tottenham MP, David Lammy, Councillor John Bevan, and the Chair and Chief Executive of Homes for Haringey Mike Jones and Paul Bridge.
This is the second bi-annual Open Day. The event had something for everyone with youngsters treated to face painting, a bouncy castle and goodie bags. A 24ft climbing frame erected for visitors to challenge themselves was popular amongst residents of all ages.
A series of raffle prizes were up for grabs including cameras, shopping vouchers, watches and a rice cooker.
Jackie Thomas, Executive Director of Housing management said: “It was a glorious day and feedback has so far been positive. This day is dedicated to our tenants, leaseholders and their families and gives us a fantastic opportunity to provide information and engage with our service users.”

ST MUNGO’S GIVES HOMELESS WORLD CUP SPONSORED WALKERS A WARM SEND OFF

The World Cup may just have finished but two football-mad supporters started a fundraising walk from London to Edinburgh to raise money for the Homeless World Cup - with a warm ‘wave off’ from a newly-opened St Mungo’s centre in Pound Lane, Willesden.
Football coach Jon Regler and fellow supporter Darren Lavin are looking to raise funds so that homeless and disadvantaged people from all over the world can attend this year’s Homeless World Cup tournament in Rio de Janeiro in September. They were joined later in the day by third walker George Parolalista.
The three are set to do eight walks in eight cities, covering more than 100 miles, between London and Edinburgh this month.
Jon, 44, is usually seen coaching homeless lads in Oxford for Streets Revolution.
He said: “I am hoping that people can join us on the day in each city to support us and help us raise the money to get as many players to the World Cup in Rio as possible. These people rely on us to get them there because no one else has come forward to sponsor their national team.”
The first leg of the journey in London saw Jon and Darren getting a cheery send off from staff and residents from homelessness charity St Mungo's. Its newly-opened centre in Willesden, close to Wembley, will provide living accommodation for 85 homeless men and women as well as facilities for residents and the community, including a café, skills and employment activities, an on site surgery and a garden.
Cliff Dymond, area manager for Brent, said: “We wish Jon, George and Darren all the very best with the walk and were delighted to be the first people to wave them on their way.
“The Pound Lane Centre is all about offering new opportunities for better health and more activities, for residents and for the local community. Sport is one of the ways St Mungo’s encourages formerly homeless people to start to think about their health, have fun, get more involved with their local communities in their recovery from homelessness.
“A number of our London residents took part in the previous Homeless World Cup trials - with one person training at Old Trafford and nearly making it to the final England squad. He recently helped organise a St Mungo’s five a side Action Week cup for clients and staff from six different projects we manage across London, which proved a great success.”

PROGRESS BEING MADE ON TACKLING OVER-CROWDING, SAYS MAYOR

Great progress is being made to meet the ambitious target of halving levels of severe overcrowding in social housing in London by 2016, Mayor of London, Boris Johnson, has announced. His Overcrowding in Social Housing London Action Plan was published at the London Housing Forum. The action plan aims to tackle overcrowding among social tenants, and has been produced in collaboration between the Mayor, London Councils and London’s leading housing associations.
Overcrowding is having major impacts on the lives, health and wellbeing of the 102,000 households living in unacceptably cramped conditions in the capital’s social rented sector, with 11,000 severely overcrowded households particularly badly affected. The Mayor’s aim to halve severe overcrowding to fewer than 5,500 households is backed by London Councils, which represents London’s boroughs, and the G15 group of leading London housing associations.
The action plan outlines the many steps being taken to make the best use of London’s existing housing stock, and reveals that the Mayor is on track to meet challenging targets on delivering much-needed family-sized homes. 39 per cent of the new social rented housing funded in the last two years had three or more bedrooms, with the Mayor funding almost three times more family-sized homes for social rent than were funded in the previous investment round.
Promoting best practice from the successful measures already being pursued in London, the action plan sets out a range of initiatives that the Mayor would like to see adopted throughout the capital, including enabling underoccupiers who wish to do so to downsize, freeing up homes for overcrowded families; creating more opportunities for tenants to move out of London, releasing over 500 bedrooms each year; making existing social rented homes larger, through extensions and conversions; and increasing opportunities for social tenants to move into more suitably sized private sector homes.
Johnson said: “Severe overcrowding is a blight which can have devastating consequences for Londoners, young and old, impacting on health, stymieing education and affecting employment prospects. Working together, we are making great strides in making better use of the city’s housing stock through extensions and conversions, as well as delivering a record number of affordable family- sized homes for those who are most in need.
“It is crucial that as well as delivering more social housing we also deliver larger, better quality homes for social rent. This is why we have prioritised delivering family-sized social housing to rebalance the propensity for smaller homes over the last decade.”
Chairman of the G15 group, Stephen Howlett, said: “Overcrowding is one of the most difficult issues faced by some residents of housing associations in London. There are just not enough larger family homes available to meet people’s needs. G15 housing associations are making very real efforts to tackle this issue and very much welcome the focus that the report is giving on collaborative working with London Councils.”

SIX TRAILBLAZING SCHEMES SHORTLISTED FOR LUDLOW HOMELESSNESS AWARDS

Six projects working with homeless people are in line to win a share of more than £50,000 as the shortlist for the 12th Andy Ludlow Homelessness awards is announced by London Councils. The shortlist includes a youth centre giving young homeless people access to job opportunities and education, a scheme ensuring homeless people get proper healthcare at an inner London hospital, and an organisation giving ex-prisoners support and advice on housing, benefits and other factors which will help them integrate back into society. The annual awards are open to registered social landlords, local authority housing and social service departments, NHS trusts and voluntary organisations in London. The winner will win £25,000, with £10,000 going to each of the two runners up. Three shortlisted organisations will win £2,000 each. A condition of the awards is that prizes are invested back into the winning scheme. Nigel Minto, Head of Sustainable Communities at London Councils said: “We’re absolutely delighted with the high standard of entries to this year’s awards. Every organisation that has entered should be extremely proud of the work they’re doing to help homeless people in the capital. “These six shortlisted projects illustrate some of the very best work being done by groups across London and this year we have a really mixed and exciting bag. BARKING TO REGENERATE THREE ESTATES

Plans to regenerate three of the borough's housing estates - including one which featured on a Channel Four documentary series earlier this year - have been given the green light by Barking and Dagenham Council's cabinet. Gascoigne Estate (eastern side), Goresbrook Village which featured in the series Tower Block of Commons and the Leys will all benefit from the project. The plans involve demolishing some of the blocks, moving residents into alternative accommodation and preparing the land for redevelopment.
A detailed consultation will take place with residents on the three estates to make sure they are involved in the project. Councillors on the Cabinet have voted to go ahead with the estate makeover, pending a detailed business case which will be submitted later in the summer. The renewal of existing estates will run alongside the council's plans to build 142 new council houses for local families. The latest phase in this building programme was also given the go-ahead by the cabinet last week. Cllr Phil Waker, Cabinet Member for Housing, said: "We have listened to residents' concerns about local housing estate and despite the economic and financial climate are determined to make a start at demolishing some of the worst blocks on these three estates. "This project runs hand in hand with the council house building programme. They both remain top priorities for this council and we are determined to press ahead with these housing initiatives to make lasting improvements to housing in Barking and Dagenham that local residents have demanded and deserve."

YOUNG BARNET HOMES RESIDENT WINS NATIONAL AWARD

A young Barnet Homes resident who gives up his time to encourage others to make the most of their lives has been presented with a prestigious national award. Rui Octavio was named as the joint winner of the Most Outstanding Young Person category of the National Federation of ALMOs (NFA) awards. Rui’s was nominated for his award by Barnet Homes to recognise his work in setting up and developing the youth empowerment organisation Nutmeg (New Unique Talented Motivated Energetic Generation) in the west of the borough. The idea for the group came after the fatal stabbing of Rui’s friend, 15-year-old Kiyan Prince, outside the London Academy in Edgware in May 2006. Rui became increasingly frustrated with the subsequent negative portrayal of young people in the area. Through Nutmeg, he wanted to give youth a chance to showcase their skills in a positive way and make them better informed about the opportunities available to them.
Events held by Nutmeg attract hundreds of young people and have included workshops looking at anti-knife and gun messages, perceptions of young people and personal development. Nutmeg has been supported by Barnet Homes, the Metropolitan Police and most recently the Home Office. Rui has also been successful in applying for funding to hold comedy workshops for young people to boost their self-confidence. Barnet Homes Deputy Chief Executive, Derek Rust, said: “Rui’s efforts to help and support other young people in Barnet over the last few years have been nothing short of inspirational. “He and the other Nutmeg organisers have given hope and direction to hundreds of young people. They’ve sent out a message to youth on our estates that it’s good to be ambitious, that it’s good to get involved in what’s going on, and that crime really doesn’t pay. Rui richly deserves this award. All of us at Barnet Homes are thrilled for him.”

CITYWEST HOMES TO CRACK DOWN ON UNLAWFUL SUBLETTING

A number of blitzes across estates in Westminster will be carried out in the coming months to help identify tenants who may be unlawfully subletting their homes, housing bosses have announced. The ‘tenancy check blitzes’ will be carried out in the evenings and at weekends on certain estates. The move comes as CityWest Homes and Westminster City Council steps up its efforts to deter tenancy fraud. A dedicated social housing fraud investigator has now been hired to investigate complex housing fraud cases, assist in proactive exercises, and carry out training for front line staff in estate offices to spot fraud. Since April 2009, CityWest Homes has investigated 17 new cases of possible unlawful subletting, leading to 6 evictions with 1 pending. There are currently nine cases under investigation. CityWest has evicted the unlawful occupant of a house on the Queen's Park estate. Upon learning that their ‘landlord’ was in fact a tenant who was letting out their home for double what they were paying in rent, one of the occupants provided a statement that helped the estate team to take successful possession action. CityWest Homes is now letting the house to a family in housing need. Mark Hoyland, CityWest Homes chief executive, said: "It is unacceptable that genuine applicants for council housing are penalised by others trying to abuse the system. If it is proven that a tenant has been unlawfully subletting their home, we will take robust action and recover the properties for those genuinely in need of them.” Residents should call the fraud hotline on 0800 028 9888 or contact their local estate office if they suspect any unlawful activity.

HACKNEY HOMES GIVES RESIDENTS TIPS ON REDUCING BLOCKAGES IN DRAINS

Blocked drains cost Hackney Homes a significant amount every year to fix, and most of this can be prevented by thinking about some of the things you do around your home - that is why it is encouraging residents to help prevent blocked drains with a series of helpful hints and tips.
Hackney Homes’ drainage expert, Mel Cameron, who has worked in the borough for over 25 years, and has dealt with numerous drainage problems in his time, provides some tips for all residents. Around the kitchen, avoid putting any kind of fat, grease or oil down the sink. If you have done this, pour some warm water and detergent down the sink to try and break it down. Food such as rice, pasta and noodles can also cause blockages. Residents are advised to recycle leftover food in a food waste bin or place a strainer over the plug hole. In the bathroom, keep the toilet and sink clear of any items which may fall into them, and don’t flush nappies or sanitary products down the toilet. Toilet fresheners which clip onto the side of the toilet should be avoided as they can fall in and block it. In most cases, the toilet has to be removed which would be charged to the tenant. Some common causes of blockages in the bathroom are soap, hair, cotton buds, hair pins, dental floss, razor blades and toothpaste tube tops. If you have an outside area or balcony, take care not to block the drains or gullies with plant pots or other household items. Only clean water should be poured down the drains – do not dispose of paint or plaster down any drain.

Hyde Housing Association Limited is inviting tenders from suitably experienced and qualified consultants to join a nationwide framework to provide consultancy services to the Authority under framework agreements for affordable housing new-build residential accommodation projects.
Estimated total value of purchases for the entire duration of the framework agreement estimated cost excluding VAT Range: between £8m and £11m.
The principal focus of projects will concentrate on housing but will include elements of commercial and retail developments. The services under the framework agreements will cover the Authority's development programme across London and the East, South East and South West of England and will be for a duration of 4 years from the date of appointment of the framework agreements, although consultants should note that call-offs under the framework agreements may naturally extend beyond this period, depending on the duration of the relevant project timetable.
The framework will be procured in two Lots. Lot 1 shall be for architectural services. Lot 2 shall be for employer's agent, contract administrator, CDM coordinator and cost consultancy services. The Authority intends to enter into a form of framework agreement with each of the successful consultants, for each Lot.
Consultants will need to be experienced in partnered methods of procurement in relation to affordable housing schemes, working collaboratively with local residents and tenants, and developing homes for rent or sale (including on a shared equity basis). MERTON PRIORY HOMES AWARDS CONTRACTS WORTH UP TO £200M

Merton Priory Homes, part of Circle Anglia, has announced that it has appointed three new contractors for its Decent Homes and Improvement Works across the borough.
The contracts were awarded following a competitive tender, in which residents played a fully active role. Contracts were signed with Apollo Group, Wates Living Space and VINCI Facilities.
Apollo will be covering the work in the Mitcham/Pollards Hill area, which covers 2, 137 homes. Wates will be covering the Phipps Bridge/St Helier/Reyensbury area of around 2,257 homes and VINCI will cover the 1, 928 homes in Wimbledon, Lower Morden and Raynes Park
Divided into three geographical lots, to ensure that the spread of work is even across the borough, the work to be carried out includes; kitchen and bathroom replacements, roofing works and window, door, fence and gate replacements.
In addition, MPH’s new partners will also carry out TV aerial replacements, renew communal heating systems and plumbing and electrical as well as security and energy efficiency works.
Every step of the way, residents they have been involved in the appointments and will choose the components, finishes and quality standards to be achieved. The new contractors will now take the information from the consultations, to establish a programme of works due to start this October. This will then be communicated to residents so that they know what work to expect and when.

NICK RAYNSFORD JOINS TRIATHLON HOMES AS CHAIRMAN

Triathlon Homes, the joint venture company established by East Thames Group, First Base and Southern Housing Group to own and manage the affordable homes at Athlete’s Village, has appointed Nick Raynsford, MP as Chairman.
Currently the MP for Greenwich and Woolwich, Nick joined the government in 1997 and has held responsibility for housing, planning and construction, as well as being Minister for London. He was also responsible for restoring democratic city-wide government to London, creating the new Greater London Authority and commissioning its home at City Hall.
In this new role, Nick Raynsford will work with the Triathlon management team to guide the company in contributing to the wider regeneration of the area. He has played a key role in promoting regeneration in the Greenwich and Woolwich area to date, including successful campaigns for the North Greenwich station on the Jubilee Line, the extension of the DLR to Greenwich and Woolwich, and the campaign to secure a Crossrail Station in Woolwich.
Before he was elected to Parliament, Nick was Director of the Shelter Housing Aid Centre and ran a housing consultancy.

SBHG WINS INTERNATIONAL AWARD

Shepherds Bush Housing Group has won the highest and most prestigious distinguished international building award for cutting-edge design. The Chicago Athenaeum: Museum of Architecture and Design and The European Centre for Architecture Art Design and Urban Studies gave Morris House the International Architecture Award 2010.
Morris House in Cowley Road, Acton, is a conversion of a former Morris Minor car parts' warehouse and offers affordable accommodation to key workers in west London. The awards honour new and cutting-edge design. SBHG was a winner alongside the Burj Khalifa in Dubai and the Woods of Net Pavilion in Japan.
This year, the museum received a record number of projects for new buildings, landscape architecture, and urban planning from the most important firms globally. Stephen Davy Peter Smith Architects, who designed and built Morris House entered the award. Paula Fance, SBHG’s director of development and sales, said: “We knew Morris House was a special design, it carefully balances the old building with the new keeping the integrity of the building. It remains a central part of the local community. We’re very proud that our design programme has been recognised by global judges.” Stephen Davy, of Davy Smith Architects, said: “Though the building is not listed, we strongly believed it had architectural merit and character, and should not be demolished. Our design allowed for the existing external shell to be retained and for new accommodation to be slotted inside it, creating a building within a building.”

KIDBROOKE HOUSING WINS AT HOUSING DESIGN AWARDS 2010

The Extra Care Housing in the Kidbrooke regeneration has won Best HAPPI Project Scheme at the Housing Design Awards 2010.
Designed by PRP Architects, the housing forms part of the regeneration of Kidbrooke being undertaken by Berkeley Homes (Urban Renaissance) in partnership with Greenwich Council, Homes and Communities Agency and Southern Housing Group.
John Anderson, Chairman of Berkeley Homes (Urban Renaissance) Ltd said: “The Housing Design Awards win recognises the hard work of all the development partners involved who have worked hard over many years to start the regeneration of Kidbrooke. The Extra Care Housing is an important part of the regeneration and will provide practical, high quality homes for those residents who require ongoing care.”

NEWTON CHARLES IS HOMES FOR ISLINGTON’S CARETAKER OF THE YEAR 2010

Newton Charles, the caretaker for Wedmore Estate in Holloway, has been chosen by residents as Homes for Islington’s caretaker of the year – an award presented every year to the caretaker who is judged to have provided the best service.
‘Charles’, as he is affectionately known, was nominated by a number of residents, and HFI staff, who were impressed with his work and his efforts on the estate. He provides an excellent service and carries out duties out of hours if there is a problem. Residents on the estate believe there has been a drop in anti-social behaviour as a result of Charles building relationships with young people.
A resident who nominated Charles said he “is always ready to give assistance. He attends all the Tenants and Residents Association meetings contributing his ideas and opinions and he always volunteers to help with both the communal flats and gardens. He is very friendly to both kids and adults around the blocks. He is so courteous and polite.
“He has a friendly word and smile for everyone. As a caretaker he has also managed to build a good relationship with the kids on the estate who listen to him and it has helped with the reduction of noise and unruly behaviour. In my opinion, he provides an outstanding service.”
When asked how he felt on winning the award Charles, who has worked on the estate for three years, said “it feels great knowing that residents appreciate the work I’m doing on their estate, I enjoy the job and try to treat the areas on the estate like the inside of my house”.
Theresa Coyle MBE, Chair of the HFI Board said: “Charles should be rightly proud of this achievement. Our caretakers are a very visible part of our service to residents and so are in the public eye. It is good to see that residents on the Wedmore Estate appreciate the effort that Charles puts in. Congratulations.”

FREE RUNNING FUN IN THE SUN ON LOCKNER ESTATE

Hackney Homes residents from Lockner Estate have a fun weekend in the sun as they celebrated the Big Lunch.
One of the highlights of the day, which was organised by Lockner and Kingsgate Residents Association, was a free-running workshop taught by an instructor from Parkour Generations. Residents of all ages learned to use their balance, climbing and jumping skills, while embracing their awareness of movement and keeping fit. Musicians entertained children on the estate, whilst residents shared food from different cultures with their neighbours. There were lots of activities to keep all ages entertained, including seed planting in the communal gardens, face painting and a bike surgery for residents to get advice and bike repairs. Danny Turton, a resident of Lockner estate, said: "The event was really good fun and I got to meet many local people from the estate. It was great that we could do the free running sessions. The instructor was amazing and it was interesting to see the estate through his eyes." Rupert Tyson, Chair of Hackney Homes Board said: “Events such as the Big Lunch allow neighbours to come together, meet each other and interact socially. We welcome events such as this to encourage community spirit.” Now in its second year, The Big Lunch originated from the Eden Project in partnership with MasterCard and EDF energy to encourage and build upon community spirit nationwide.

NETWORK AND NEWHAM MARK AFFORDABLE HOMES MILESTONE

A milestone in the partnership between Network Housing Group and Newham Council has been marked when Cllr Ian Corbett, executive member for infrastructure and environment, visited the tenth family home to be completed under Network’s innovative £20m purchase and repair programme. Through this initiative, launched in November 2009, Network is taking advantage of low house prices to buy three and four bedroom family properties on the open market.
It then carries out essential renovations and improvements such as rewiring, fitting new kitchens, bathrooms and boilers and some redecoration in order to bring the homes up to industry standards before they become available to residents under Newham’s Quality Homes programme. Cllr Corbett said ”It’s good to see that this family home is now being put to excellent use. We want all of our residents to be able to live in modern and quality homes. Our main aim is to have fewer vacant council properties with fewer residents in temporary accommodation.” Supported by funding from the Homes and Communities Agency, Network has already bought 25 properties across the borough for between £200,000 and £280,000, ten of which are now renovated and occupied. An additional 45 properties will be bought and renovated by Network by March 2012, bringing the total number of affordable family homes delivered under the project to 70.
These will be managed by Mitali, the east London-based BME housing association which became part of Network Housing Group in 2001.
Elaine Parker, assistant development director at Network, said: “As one of the council’s preferred partners for affordable housing, Network Housing Group is in the privileged position of being able to make a real difference to people’s lives and this is a challenge we tackle with relish. Above all, we’re delivering the type of homes that people really want and fulfilling people’s dreams of living in a house with a garden.”

NEW TRAINING-INTO-WORK PROGRAMME LAUNCHES FOR GREENWICH WHARF RESIDENTS

L&Q’s Greenwich Wharf residents will become the first to receive training, work placements and access to jobs through the Greenwich Real Apprentice project.
The project, funded by L&Q, is piloting a new bespoke service for Greenwich Wharf residents aged 18 and above. The aim is to help residents prepare for and enter the world of work. Created and delivered by the East London Business Alliance (ELBA), a London-based charity and regeneration agency, the programme will kick-start by offering residents the chance to sign up from July 2010.
The project will offer employability skills training and cover topics such as communication, understanding employer expectations, interview preparation and much more. Residents will commit to two weeks training in a supportive environment and have an opportunity to complete an eight-week work placement with a participating employer.
On completion, residents will have the opportunity to be interviewed for a permanent position, with those that are successful moving into employment. The kind of jobs residents will have access to will be entry-level positions like administration, reception, security, catering and much more.
David Gannicott, L&Q Regional Director for South London, said: “This is another fantastic example of the value of partnership working. We are very pleased to be able to deliver this project in conjunction with the ELBA and I’m confident that it will have tangible benefits, not only for our residents in the Greenwich Wharf area, but also the wider community.”

Three housing associations in Tower Hamlets will be launching a new Community Development Strategy on Saturday. Gateway Housing Association, Spitalfields Housing Association and Tower Hamlets Community Housing share a desire to be more than just a landlord and work with their residents to make their lives and the places they live better. This strategy focuses on helping residents into employment or training, improving opportunities for young people and bringing together different communities and different generations as well as action to tackle anti social behaviour. Some of the key commitments in the action plan for the first year include: Launching STAR in the Community, a new award recognising local residents who make the local area better to live in A programme of activities to divert young people away from antisocial behaviour Making our estates and neighbourhoods more “play friendly” for children Regular sports or physical activity sessions available to our residents Working with partners to provide employment support sessions for residents Working with East London Business Alliance (ELBA) to deliver a programme of work experience, retraining and jobs for residents with companies in Canary Wharf. The three associations will share resources and make sure residents can access the large number of services already available in Tower Hamlets. Councillor Helal Abbas Uddin, Leader of Tower Hamlets Council, said: “We are really pleased to see the three housing associations taking the initiative and working in partnership to make sure their residents get a better deal and access to services. CHANCE FOR PCHA TENANTS TO WIN CASH PRIZES IN GARDENING COMPETITION

PCHA has launched a three-month gardening competition for its residents in Ealing, Hammersmith & Fulham and Kensington to enter.
Two green-fingered winners will win the top cash prize of £100 when the awards are presented on 1 October. All PCHA residents in the area who have a garden, shared garden or a yard, are encouraged to enter. As well as the two prizes of £100 each for the ‘Best Garden’, there will be two prizes of £50 each for ‘Most Improved’ garden, and two prizes of £50 each for the ‘Help a Neighbour Clean Up’ category. Alex Laxton, Area Manager at PCHA will be judging the gardens, and prizes will be awarded by councillors for each respective area. Winners will be judged on before and after pictures, and on personal inspections by the judges. All gardens must be in public view.

Hackney Homes, in partnership with Hackney Council’s 2012 Olympic and Paralympic Team, is bringing a taste of the 2012 Games to Haggerston Park on Saturday.
The park will be filled with a myriad of sporting fun and games including running, javelin and football. There will also be music, dancing and energetic performances from youth dance group Ebonessence and the Hackney Sparrows will showcase their talents and raise awareness about wheelchair sports. Residents of all ages can come along and have a go at all sorts of Olympic sports from discus, shot-put, javelin, long jump, speed bounce and triple jump to traditional sports day events. Egg and spoon and three-legged races will certainly bring fun to the day. The event promises to be a great event for all the family so come along with your family, friends and neighbours. A range of fun activities for all the family at the popular event included face painting, arts and craft workshops, herbs planting, smoothie making on the smoothie bicycle, live music and game sessions.
The local women from the Bees Knees patchwork and quilting group were also on hand to show the visitors how to get creative in a textile workshop. The belly dancer and salsa dance performances were a big hit and saw a lot of the guests get their dancing shoes on, while others enjoyed relaxing hand and body massages.
Outside the Priory Court Community Centre residents could challenge the housing association’s team in mini multi-sports competitions. The main attraction was the fun Velcro Olympics, where the teams’ fitness and strengths skills were tested. All winners were awarded with special prizes and medals.
Priory Court resident, Samantha Sainty said: “I thoroughly enjoyed the event; this year was the biggest one ever. Staff were wonderful and I can hardly wait for the next community day.”
The Fun and Sports Day was organised as part of the Housing Association’s ongoing programme of Resident Involvement and Community Development events to bring communities together and ensure that residents’ views on homes, services and their community are at the heart of its activities.
Guests used the opportunity to speak to the housing association’s staff about their ideas and thoughts for homes and community. They were also invited to give their feedback on the different services the housing association offers to its Priory Court residents. Also on hand were representatives from partner agencies, who provided information about their local services throughout the afternoon.
Gulsun Faik, Community Development Partnership Manager for Circle 33, said: “It’s great to see so many people attend the event. At Circle 33 we are passionate about enhancing people’s Life Chances, it was very useful to see and talk to the residents, hear their ideas and start to resolve any concerns there and then. We received some valuable feedback which helps to shape our services.”
The Priory Court Fun and Sports Day is part of Big Lottery funded Activate London Programme which is designed to enhance wellbeing in communities of need. The programme has three specific priorities; eating healthily, improving physical activity levels and sound mental health.

Hyde Housing Association Limited is inviting tenders from suitably experienced and qualified consultants to join a nationwide framework to provide consultancy services to the Authority under framework agreements for affordable housing new-build residential accommodation projects.
Estimated total value of purchases for the entire duration of the framework agreement estimated cost excluding VAT Range: between £8m and £11m.
The principal focus of projects will concentrate on housing but will include elements of commercial and retail developments. The services under the framework agreements will cover the Authority's development programme across London and the East, South East and South West of England and will be for a duration of 4 years from the date of appointment of the framework agreements, although consultants should note that call-offs under the framework agreements may naturally extend beyond this period, depending on the duration of the relevant project timetable.
The framework will be procured in two Lots. Lot 1 shall be for architectural services. Lot 2 shall be for employer's agent, contract administrator, CDM coordinator and cost consultancy services. The Authority intends to enter into a form of framework agreement with each of the successful consultants, for each Lot.
Consultants will need to be experienced in partnered methods of procurement in relation to affordable housing schemes, working collaboratively with local residents and tenants, and developing homes for rent or sale (including on a shared equity basis). Interested consultants should be able to demonstrate both relevant knowledge and particular skills to provide the services described.

CBHA ANNOUNCES CHANGE AT THE TOP

CBHA chief executive, Gary De Ferry has taken on the role of director of new business for the group and will be based at Peabody’s central office.
Meanwhile, housing director, Paul Brown-Wood has stepped in to lead CBHA, Waltham Forest.
Paul has been with CBHA and previously the HAT for over 17 years. He began his career as a resident caretaker for the borough in 1984, moving up through senior caretaker, housing officer, principal housing officer for the HAT and into housing management.
He had a spell as revenues manager before becoming area manager and then housing director.
In addition, he served as a governor on the board of Swan Housing Group for 10 years, including a period as vice-chair there.
Paul said: “As someone who has worked as a resident caretaker, I understand the importance of involving residents in everything we do. This is key to improving our services and ensuring we give our customers what they want.”

GUINNESS TRUST CELEBRATES END OF NINE-YEAR REGENERATION PROGRAMME

Guinness Trust is holding a celebration event on Monday to mark the completion of its nine year regeneration programme at Naish Court, Islington.
Residents and partners including Islington Council and Willmott Dixon will enjoy an afternoon of music, food, dancing and children’s entertainment to commemorate the completion of the £30m project.
Simon Dow, Group Chief Executive of the Guinness Partnership will get proceedings underway at 12.30 pm when he welcomes residents and guests in Wellington Square, behind Naish Court. The new community centre next to the Lewis Carroll Library on Copenhagen Road will be officially opened at 1pm by Cllr Catherine West, leader of Islington Council. This will be followed by children’s entertainment in Wellington Square and performances by The African Dance Group.
Then, Mayor of Islington, Cllr Mouna Hamitouche will release 200 balloons into the sky from outside the community centre, assisted by two children from the estate. Every child who attends will be entered free into the balloon race, with a £25 HMV voucher for the child whose balloon is found the furthest away by August 16.
The comprehensive redevelopment of Naish Court began in 2001 when tenants of 212 rented and leasehold flats voted to transfer to Guinness Trust, which had been selected by Islington Council as its preferred partner following a competitive tender.
This led to the phased demolition of the old 1950’s flats by Guinness Trust and its development partners Willmott Dixon. A total of 400 new homes have now been provided in their place, of which 236 are affordable housing for rent or shared ownership. At least a third of the 400 units are built to Lifetime Homes standards and the development includes five asthma free homes.
Additional facilities include a new children’s library, a community centre, a new children’s play area in Wellington Square and purpose built local estate office and retail spaces. Guinness Trust manages the estate with Barontrade Ltd managing the retail and office units. The community centre, which will include youth and children’s activities, meeting rooms and an IT training suite is to be managed by the Naish Court Youth & Community Trust.

LOOK AHEAD’S YOUNG PEOPLE SHINE

Look Ahead Housing and Care has been given an opportunity to Shine at a talent show thanks to funding from Tower Hamlets Youth Opportunity Fund and Children in Need. The Shine Talent Showcase was the culmination of a series of workshops run by the British DJ and MC Academy. Many of the young people, (aged 16-23), who took park in the workshops and event faced homelessness, prior to finding Look Ahead, and used the workshops to write songs and poems about their own experiences. Fifteen acts people performed at last the showcase event which was attended by over 100 Look Ahead customers, staff, partner organisations and invited guests. Participant, Alex Moss, said: “Shine was a great experience for me It helped me a lot with my confidence. At first I didn’t want to take part as I recently lost my son, but then I decided to take part as I needed to take my mind of things and I’m glad I did as its helped me a lot as I used what I did to outlet my emotions. I took part in a number of workshops such as singing (where I wrote my own song), DJ-ing where I learnt to beat match and also street dancing.” Sharon Lewis, Head of Young People Services at Look Ahead, said: “The performances were heartfelt, energetic and dynamic and it is clear we work with really talented young people who have an awful lot of untapped talent and creativity.
“It was evident our young customers worked really hard to perfect their performances in such a short period of time, and it must have taken a lot of courage for them to be so open and share their experiences both positive and negative with us, through spoken word, song and dance. It was also evident that a lot of commitment and hard work went into organising and arranging the event. Look Ahead young customers were definitely shining last night, and it was a delight to watch.”

LISSON GREEN RESIDENTS PRAISE NEW LOOK

CityWest Homes residents in Lisson Green were ecstatic as they celebrated and showed off their newly transformed home. Penn House on the Lisson Green estate is just one of the properties to benefit from a £6m refurbishment programme, called the New Look, to upgrade Westminster City Council’s housing schemes for older people. Residents of Penn House now have vibrant and welcoming communal areas with new carpets and pictures, different colour schemes on each floor, an enclosed library and reading space and improved security arrangements.
They have not one but two jewels in the crown: a relaxing and well appointed residents’ lounge and a new two-bed guest room. Now residents can have family and friends to stay without the burden of hotel accommodation. Mrs Lloyd, who has lived in Penn House for five years, said: “I love it, it’s really nice. It’s made such a difference. I feel even safer and secure now with the new security in place too.” Resident Miss Sameja added: “It’s a thousand times better than it was before. It’s such a good change, I can’t believe it. I like the sitting room and the new corridors are beautiful.” Celebrating with lunch and cake in the new lounge, residents mingled with staff from CityWest Homes, Westminster City Council, Baily Garner and contractor Apollo, who took four months to complete the work and who also donated the library. Scheme manager Annie Lowe was presented with flowers as a special thank you for her hard work and creative ideas as the work took place. CityWest Homes chief executive, Mark Hoyland said: “The New Look programme is transforming the look and feel of these homes to create a more attractive and welcoming environment. I’m sure it will encourage more residents to use the communal areas and build on the community spirit that exists in Lisson Green. We also hope it will also make our schemes much more attractive to future residents.” The New Look programme continues with more transformations nearing completion.

Richmond Housing Partnership (RHP) was delighted to win the People Involvement and Development award at the prestigious annual London Excellence Awards.
The south west London Housing Association was recognised for having the ‘most impressive approach to maximising the contribution of employees through training, development and involvement in the organisation.’
RHP won a very tough category against competitors including training and development specialists, City and Guilds.
The maxim that ‘Great People Provide Great Service’ firmly underpins the Twickenham-based association’s approach to customer service and has helped it achieve upper quartile performance figures (Housemark, London and the south east) in the housing industry since its formation in 2000.

HACKNEY HOMES CHALLENGES YOUNG RESIDENTS TO TAKE ON 2012 SPORTS

Hackney Homes is working with the Council’s 2012 Team to inspire our young residents to have a go at Olympic and Paralympic sports.
Throughout the summer, coaches will be on estates in Hackney teaching young people everything from javelin to handball and football. The young residents will have a chance to show what they have learnt at the Hackney Homes Games on 24 July in Haggerston Park and on 22 August in Springfield Park. Cllr Guy Nicholson, Hackney’s Cabinet Member for Regeneration and the 2012 Olympic and Paralympic Games said: “These sessions are a great way for young people in the borough to find out what the Olympic and Paralympic Games are all about and get a taste of some of the sports on offer in Hackney. “Hackney's role as a host for London's Olympic Park, is to inspire residents of all ages and abilities to join in, make new friends, have some fun and get ready to welcome the world to Hackney in 2012.” The sessions are taking place in youth groups on three estates in the borough: Fellows Court, Hawksley Court and Fawcett Estate.
